A homeowner in Westboro called me last Tuesday. "My buddy's contractor quoted his kitchen at a fraction of what you're quoting me per square foot. Why is mine so different?"
His buddy lives in a brand-new build in Stittsville. Open box, drywall already up, plumbing already roughed, electrical panel already sized. My homeowner lives in a 1957 split-level in Alta Vista with knob-and-tube in the basement and a load-bearing wall right where he wants the new island.
Same kitchen size. Different planet. That is the problem with cost per square foot. People treat it like a price tag when it is actually a rough mile marker that lies more often than it tells the truth.
Below is what actually drives renovation pricing in Ottawa, broken out by project type. Then I will tell you why the per-foot metric is useful for some projects and almost worthless for others, and how a real fixed written proposal gets built.
Kitchen renovation: what moves the number
An average Ottawa kitchen is 150 to 220 square feet. Two kitchens of identical size can land at wildly different totals, which tells you how unreliable the metric is on its own.
The reason kitchens swing so hard on a per-foot basis is because almost none of the cost is in the floor area. It is in the cabinetry linear feet, the appliance package, the counter material, the plumbing rough-in for the island, and whether your panel can handle a 50-amp range and an induction cooktop without an upgrade.
A 200 sqft kitchen in a 1985 Nepean townhome with a stock cabinet refresh sits at the low end. The same square footage in a Glebe century home, with a structural beam to open the dining wall, custom in-house cabinetry, panel upgrade, and quartz waterfall island, sits far higher. The square footage did not change. The work did.
What actually drives the kitchen number
- Linear feet of cabinetry (not floor area)
- Cabinet tier: stock, semi-custom, or in-house custom
- Counter material: laminate, quartz, natural stone, porcelain slab
- Whether a wall comes out (engineering, beam, drywall patch)
- Appliance package range
- Electrical panel headroom
- Existing plumbing location vs. desired island
Bathroom renovation: where the per-foot metric breaks down
Bathrooms are even worse on a per-foot basis. A 40 sqft powder room in Hintonburg with a new vanity, mirror, light, and toilet has very little in it, so its per-foot rate looks low. A 90 sqft primary ensuite with a curbless shower, freestanding tub, double vanity, heated floors, and steam unit carries far more scope, so its per-foot rate looks high.
Same room category. The smaller one had a lower per-foot price because it had nothing in it. The larger one had a tile shower with proper waterproofing, niches, a linear drain, and a steam generator. Per-foot pricing on a bathroom is mostly a function of how many fixtures and how much tile you are putting into the space.
Why the smallest bathroom can have the highest per-foot rate
A tiny powder room with one toilet, one vanity, and one tile floor carries almost the same fixture count as a much larger full bath with the same single toilet and vanity. Scale the room up and the total barely moves. So a small bath looks expensive per foot and a large bath looks cheap per foot, even though the work is nearly identical. Use the scope of work, not the rate.
Basement finishing: where the metric starts being useful
This is where per-foot pricing starts being useful, because basement finishes are mostly labour and material on a relatively flat field. An unfinished 800 sqft basement in Barrhaven with a poured slab, no rough-in, no egress window, and no bathroom finishes sits at the low end of the basement range for a basic rec room, two-piece bath, and a bedroom.
Add a full bath with a tile shower and the per-foot rate climbs. Add an egress window cut into a foundation (Ontario Building Code §9.9.10 requires it for any sleeping area) and you add a meaningful line item for the cut, lintel, and window itself. Add a wet bar with full plumbing and the rate goes higher again.
A legal basement secondary suite sits at the top of the basement range because of the fire separation, sound assembly, separate HVAC, and dedicated electrical. The City of Ottawa permit minimum is $117, and a basement suite carries additional permit and engineering line items on top of that.
Full home renovation: where the metric gets closest to honest
This is the closest the metric gets to honest, because you are touching the whole envelope. A 1,800 sqft Centretown semi getting a true gut, with new mechanical, new electrical, new plumbing, new windows, and new finishes, sits in the upper tier of full-home work.
The big variables here are how much structural work the building needs (settling foundations, beam additions, roof line changes), what era the house is from (1920s plaster and lath, 1950s plywood subfloor over diagonal planking, 1970s aluminum wiring), and how high you want the finishes to go. A 1925 century home in New Edinburgh always lands at the top of the range. A 2005 Kanata family home with no structural issues lands at the bottom.
Home addition: priced closer to new construction
Additions price closer to new construction, because you are building a building. Foundation, framing, roof, windows, exterior cladding, insulation, mechanical, electrical, plumbing, drywall, finishes. Plus you are tying into an existing structure that may not be square or level.
A simple 200 sqft rear bump-out in Manotick with one bedroom and a closet sits at the low end of addition scope. A 600 sqft side addition in Orleans with an office, mudroom, and three-piece bath carries far more. The per-foot rate drops as the addition gets bigger because you spread the fixed scope (excavation, foundation, permit, engineering) over more square footage.
Bill 23 changed some of the zoning math on additions in Ottawa, particularly around lot coverage and setbacks. We always run a free 48-hour lot feasibility review before quoting, because the wrong answer is finding out three weeks in that your addition needs a Committee of Adjustment hearing.
Second-storey addition: the most demanding scope
Adding a second floor to an Ottawa bungalow is the most demanding square footage you can build, because you are paying for everything an addition costs plus a temporary roof system, foundation reinforcement, structural engineering on the existing walls, and the full mechanical and electrical re-routing.
A 900 sqft second storey on a 1960s Nepean bungalow sits at the top of the cost-per-foot scale. The scope grows fast because almost nothing in the original house is sized for a second floor. The footings often need underpinning. The wall studs sometimes need sistering. The HVAC almost always needs replacement to handle the new load. Structural engineering is its own line item on every one of these.
Cost per square foot is a slogan, not a quote. The honest number comes after the site visit, the structural review, and the actual scope on paper.
Why the metric lies for kitchens and baths
The fundamental issue is that kitchens and baths are fixture-driven, not area-driven. A 200 sqft kitchen and a 350 sqft kitchen can have the exact same number of cabinets, the exact same appliance package, and the exact same counter run. The bigger one just has more empty floor between the island and the table.
If you price both at the same per-foot rate, the larger kitchen looks far more expensive, even though the actual work, the cabinetry run, the fixtures, and the materials, was nearly the same. The small kitchen homeowner overpaid on paper, the big kitchen homeowner got a "deal" that was never a deal.
This is why we quote by scope, not square footage. We measure the linear feet of cabinetry, count the fixtures, spec the materials, list the trades, and price each line item into a detailed written breakdown. When the metric is useful
Per-square-foot pricing is genuinely useful for three things:
- Comparing basement quotes against each other (similar scope, flat field)
- Sanity-checking an addition or full-home gut at a high level
- Setting an early "is this even feasible" budget before design
It is misleading for kitchens, bathrooms, and any project where you are paying for fixtures and materials that have nothing to do with floor area. If a contractor leads with a per-foot rate on a kitchen quote, ask for the itemized line items. If he cannot give them, you have your answer.
How to use the per-foot metric honestly
Treat it as an early feasibility check, never a quote. It can tell you whether a basement or full-home gut is roughly in range before you invest in design. It cannot tell you what your specific project costs, because that depends on the cost drivers above. The only way to tighten an estimate is a site visit, a scope-of-work document, and material selections.
