Ottawa roofs take more abuse than roofs in any other major Canadian city outside of the Maritimes. We get 220 cm of snow in an average winter, ice dams are a fact of life, and the freeze-thaw cycle hits a roof 60 to 90 times a year. The roofing material you pick is not just an aesthetic decision in this city.

Below is what drives roofing cost in Ottawa for 2026, by material, with the cost factors we weigh on a typical 1,800 sq ft bungalow and what each material does in February when the icicles start forming.

How roofing is priced: roof area, not footprint

Roofing is priced per square foot of roof area, not per square foot of house footprint. A typical Ottawa pitched roof has 1.3 to 1.5 times the area of the house footprint, depending on pitch and overhangs. That ratio, plus the material you choose, sets most of the cost.

From least to most expensive per square foot installed, the materials rank like this:

Standard rates include tear-off of one existing layer, ice and water shield at eaves and valleys, synthetic underlayment, drip edge, the roofing material itself, ridge vent, plumbing boots, and disposal. Cost adders that vary by house include skylight reflashing, chimney flashing rebuilds, and rotted plywood replacement priced by the square foot of replaced sheathing.

Asphalt shingle: the Ottawa default for a typical bungalow

A 1,800 sq ft Ottawa bungalow has roughly 2,500 sq ft of roof area once pitch and overhangs are included. Mid-tier asphalt on that roof sits at the budget-friendly end of the range. Simpler roof shapes with fewer valleys, dormers, and penetrations come in lower; complex roofs with more cuts and flashing run higher.

What you get in this range: 30-year architectural shingle (IKO Cambridge, GAF Timberline HDZ, Landmark, BP Mystique), full ice and water shield at eaves (six feet up the slope, current Ontario code), synthetic underlayment over the rest, ridge vent, drip edge, and proper soffit and ridge ventilation. The job takes two to three days for a typical bungalow with a competent crew of four.

The 30-year shingle marketing means the warranty period, not the actual life. In Ottawa, real asphalt shingle life is 18 to 25 years before significant granule loss and curling start. The thinner the shingle (3-tab versus architectural), the shorter the life.

Why architectural beats 3-tab in Ottawa

3-tab shingles cost less per square foot than architectural. They also last 10 to 14 years here versus 18 to 25 for architectural. Per-year cost, architectural wins by a wide margin. The savings on 3-tab disappear in the second roof you have to put on the same house. We do not install 3-tab on Ottawa primary residences anymore.

Metal: the long-life choice for the same bungalow

Standing-seam metal is the right roof for an Ottawa house if you plan to stay 20-plus years. It costs roughly twice as much as asphalt up front. It also lasts 50 to 70 years and sheds snow without ice dam formation.

Entry tier: 26-gauge galvalume standing-seam, common ribbing patterns, basic colors. The bread-and-butter metal roof in Ottawa.

Mid tier: 24-gauge premium-coated steel, exposed-fastener seams replaced with concealed clips, custom colors, snow guards included.

Premium tier: aluminum or zinc roofing, architectural metal shake or shingle profiles, complex roof shapes with dormers and turrets requiring more flashing labour.

For a 2,500 sq ft Ottawa bungalow roof, mid-tier standing-seam metal is the most common scope we quote, set by gauge, profile, and roof complexity.

Metal costs more up front than asphalt, but over a 50-year lifespan you avoid two full re-roofs. Per decade, metal is cheaper. The math is not close.

Why metal makes sense in Ottawa winters

Three reasons metal is the right answer for many Ottawa homes:

Ice dam resistance. Asphalt shingles let snow accumulate. As warm air leaks out of the attic and melts the underside of the snowpack, water runs down to the cold eave and refreezes, building an ice dam. Standing-seam metal sheds snow before it can build deep enough to cause this problem.

Wind resistance. Ottawa gets sustained 60 to 90 km/h winds during storms several times a year. Asphalt shingles are rated to 110-130 km/h with proper installation, but the seal strips can fail with age. Standing-seam metal is mechanically attached. We have replaced asphalt roofs that lost shingles in a storm. We have not replaced standing-seam metal that lost panels.

Lifespan. A metal roof installed in 2026 will likely outlive the homeowner. An asphalt roof needs to be re-roofed once or twice in that time. The disruption alone (the dust, the noise, the disposal cost increasing every year as landfill fees rise) is worth avoiding if the math works.

Slate: the heritage choice and the top of the range

Real natural slate is the heritage choice for Ottawa homes in the Glebe, Sandy Hill, Centretown, and parts of Westboro that originally had slate. We install slate roofs on heritage-protected homes where the city or the homeowner wants the original specification preserved.

Standard: quarry slate, 1/4-inch thick, gray or black, basic ridge cap. Real slate, real installation.

Premium: thicker slate (3/8-inch), graduated thickness courses (thicker at the eave, thinner at the ridge for the heritage look), copper flashings, copper ridge cap.

Heritage-match: imported Welsh or Spanish slate, sized and color-matched to the original, full copper flashing system, period-accurate snow guards.

Slate lasts 100 to 150 years. The flashings and the underlayment do not last that long. A slate roof gets the metal flashings replaced every 40 to 60 years while the slate stays in place.

Cost adders most quotes leave out

Three line items get omitted from cheap roofing quotes regularly in Ottawa.

Plywood sheathing replacement. If the existing sheathing is rotted at the eaves (common in Ottawa due to ice dam history), it has to be replaced before the new roof goes on. It is priced by the square foot of replaced sheathing. A typical bungalow has 30 to 80 sq ft of replacement on a 25-year-old roof, work the cheap quote leaves out.

Chimney flashing rebuild. Brick chimneys in older Ottawa homes have flashings that fail before the surrounding roof does. A complete chimney flashing rebuild with stepped counter flashing cut into the mortar is a distinct line item. If the quote says "reuse existing flashing," expect a leak within five years.

Bathroom and kitchen vent stack rework. Older homes have plumbing vent stacks that pop through the roof in inconvenient locations. Sometimes they need to be rebuilt or rerouted before the new roof goes on, priced per stack.

Real example: 1,950 sq ft Manotick two-storey, 2025

Existing 18-year-old asphalt, three layers (two prior roofs left in place underneath, which is no longer code-compliant). Tear-off was three layers across 2,640 sq ft of roof area. Scope included sheathing replacement (110 sq ft), a chimney flashing rebuild, two skylights re-flashed, and new 30-year architectural asphalt (Landmark Pro). The triple-layer tear-off was the single biggest cost adder versus a clean single-layer tear-off. Every line was itemized in the written proposal before work started.

Why the Ontario rebates went away

The Greener Homes Grant and the Canada Greener Homes Loan that funded roof and insulation upgrades from 2020 through 2024 are wound down for new applications. Some municipal programs still exist (Ottawa's Better Homes Loan Program offers low-interest financing for energy retrofits including roofing-attached insulation work), but the federal grant money is gone.

If a roofing salesperson tells you about a federal rebate available in 2026, ask them to put it in the contract. The grant programs that paid out in cash are no longer accepting applications.

Bottom line: architectural asphalt is the budget-friendly choice on a typical Ottawa bungalow, while standing-seam metal costs roughly double up front and lasts far longer.
