Tile is the renovation line item where homeowners get the most surprised by labour. A bargain tile from a big-box store can end up costing several times its shelf price once the labour, mortar, grout, schluter trim, and waterproofing are added. That is not a markup. That is what the work actually costs.
I have set tile in Ottawa for over 20 years and I run two tile crews. Below is what actually drives tile pricing, plus what each tile pattern, size, and location does to the labour content.
Material cost: the widest variable
The tile itself is the most variable cost in the equation. The spread is wider than any other renovation material, and it is set almost entirely by the grade you select.
- Builder-grade ceramic, 12x12 or 12x24: the entry point.
- Mid-tier porcelain, 12x24 or 24x24: the workhorse for most rooms.
- Premium porcelain, large-format 24x48 or 32x32: a step up in material and handling.
- Imported European porcelain (Italian, Spanish): a design-driven premium.
- Natural stone (marble, travertine, slate): wide range by type and finish.
- Glass mosaic sheets: material premium, mounted on mesh.
- Handmade or zellige tiles: the top of the material range.
Add 10 to 15 percent waste factor on standard layouts, 18 to 25 percent on diagonal or pattern layouts. Order extras up front because dye lots vary between production runs.
Labour: what a typical install involves
Standard labour for setting 12x24 or 24x24 porcelain on a flat floor or wall in Ottawa includes the mortar, grout, basic prep, and a clean grout job. This is the base case every other scope is measured against.
The rate steps up for slightly more demanding work: pattern offset alignment, miter cuts at outside corners, schluter strips at transitions, and mid-size tile (16x16 or 18x18) which is awkward because it does not pre-cut into clean half-tiles for most rooms.
An installation quote that comes in well below everyone else's is a red flag. Either prep is being skipped, mortar coverage will be incomplete (a major failure mode), or grout joints will not be properly sealed.
What pushes labour up: pattern, size, material
Three factors flip the labour content from base to premium: tile size, layout pattern, and material type.
Mosaics: the highest labour content
Mosaic sheets look like one tile but they are dozens of small tiles glued to mesh. Each sheet has to be aligned with the next sheet so that grout lines flow continuously. Cuts at outside corners require nipping individual tesserae. A 30 sq ft mosaic feature wall has six to eight times the labour content of the same area in 12x24 porcelain.
Large-format: heavier handling
Tiles 24x48 inches and larger require two people to handle, lippage clip systems to keep edges flush (an added consumable per project), and back-buttering of mortar (mortar applied to both substrate and tile) to ensure full coverage. A single tile can weigh 18 to 30 pounds. The work is slower per tile but covers more area, so the labour content ends up moderately higher than 12x24.
Herringbone, chevron, basketweave: pattern cutting
Pattern tile work doubles the cuts. Every herringbone tile that hits a wall edge needs an angled cut. Layouts have to start from a balanced central point and work outward, which means even more cutting and more waste. Plan on 20 percent waste factor.
Stone: extra prep steps
Natural stone needs to be sealed before grouting (or grout haze will permanently stain it). The seal step adds two to four hours of labour to a typical bathroom. Marble in particular requires gentler diamond-blade cutting to avoid chipping, which slows the install.
How a 50 sq ft bathroom floor quote is built
A clean basic bathroom floor in 24x24 porcelain breaks down into a handful of line items: tile material (with waste factored in), mortar, grout and schluter strip, the install labour, and demolition of the old floor. Electric in-floor heat is a common add for a cold concrete slab in Ottawa and carries its own line. A written proposal itemizes each one so you can see exactly what you are paying for.
Wet-area waterproofing: a separate adder
Any tile that gets repeatedly wet (shower walls, shower floor, tub surround, splash zones) needs waterproofing under the tile. This is the line item that fails most often when contractors cut corners, and it is the line item that costs Ottawa homeowners the most when it fails.
Schluter Kerdi sheet membrane: the industry standard for residential. Comes in a 39-inch sheet that bonds to mortar with thinset and creates a continuous waterproof layer.
Liquid-applied waterproofing (Hydroban, Mapei AquaDefense): painted on like primer, two coats. Lower material cost than Kerdi but needs more skill to ensure full coverage.
Schluter Kerdi-Board panel system: used in place of cement backer board. Replaces the substrate and waterproofing in one step, so it carries the highest adder of the three.
If a tile shower quote does not specify the waterproofing membrane brand, that is the single most important question to ask before signing.
Backsplashes: watch the small-area minimums
Most Ottawa kitchen backsplashes are 25 to 45 sq ft total. Tile crews apply a small-job minimum because mobilizing for a one-day job costs the same as mobilizing for a five-day job. That minimum, not the square footage, is usually what sets the price on a standalone backsplash.
For a 32 sq ft backsplash in mid-tier subway tile, the install (material plus labour) is modest on its own — which is exactly why the small-job minimum applies when no other tile work is happening.
If you are doing a kitchen renovation with the same crew installing both the backsplash and the floor tile, the backsplash labour drops because the mobilization is already covered.
Heated floor: a common bathroom add
Electric radiant heat under tile is now standard in Ottawa bathrooms because of how cold the floors get in February. A 40 to 60 sq ft bathroom floor heating system is a self-contained add: the mat, the thermostat, and the electrical hookup, each itemized.
Larger areas (a kitchen floor, a basement bathroom) scale roughly linearly. Hydronic (water-based) radiant heat is more efficient but only makes sense if you are already running tubing through the slab during new construction; retrofitting hydronic costs substantially more than an electric mat.
Where Ottawa-specific factors push tile cost up
Ottawa basement floors are concrete slabs. They expand and contract with temperature, and slab-on-grade floors over freezing soil can crack tile if there is no movement joint. Plan on a movement joint every 12 feet of run and at every transition between rooms. Schluter expansion strips are priced per lineal foot and add up on a large floor.
Older Ottawa homes (Glebe, Centretown, Sandy Hill) have plank subfloors over joists, not plywood. Plank subfloors flex too much for tile. We have to install 1/2-inch plywood as an underlayment plus an uncoupling membrane (Schluter Ditra) before tile can go down. That is a full layer of substrate work, itemized separately, before the first tile is set.
Cold winter installation. Mortar must be at temperature when applied. We will not set tile if the room is below 10C. In an unheated Ottawa renovation, plan on temporary heating (rented propane or electric heaters) during tile installation if it is December through March, which carries its own weekly line.

A 110 sq ft main bath might spec 24x24 large-format porcelain on the floor, 12x24 vertical stack on three shower walls, 1x1 inch mosaic on the shower floor, and herringbone subway on a feature wall behind the vanity. The quote itemizes each one: material, a labour mix that reflects the harder patterns (mosaic and herringbone carry the most), waterproofing (Schluter Kerdi on shower walls, floor, and curb), and demo, prep, and schluter trims. Seeing each line is how you judge whether a tile quote is complete.
