The Orleans client booked her in-laws to stay for three weeks during her kitchen renovation. The contractor told her "four to five weeks, max." Her in-laws stayed at her sister's place after week four, then a hotel after week six, then they went home and rebooked their flights. The renovation finished at week 11. The hotel and rebooked flights were a real, unbudgeted expense that a realistic timeline would have avoided entirely.
The contractor was not lying. He was telling her construction time without permits, lead times, or inspection delays. The reality of an Ottawa kitchen renovation in 2026 is 8 to 12 weeks, not 4 to 5. Here are the real numbers, the reasons, and how to plan a renovation that does not blow your life apart.
Real Ottawa timelines for 2026
These numbers are start-to-finish, design-signed-to-final-walkthrough. They include permit time, lead times, build, inspection, and punch list. They are what we tell clients on day one and what actually happens.
- Powder room: 1.5 to 3 weeks of construction. Total project from quote sign-off: 5 to 8 weeks including material lead times.
- Main bathroom: 3 to 5 weeks of construction. Total project: 8 to 14 weeks.
- Primary ensuite: 5 to 8 weeks of construction. Total project: 12 to 18 weeks.
- Kitchen, no structural change: 6 to 9 weeks of construction. Total project: 14 to 22 weeks because cabinets are 8 to 12 weeks lead time.
- Kitchen with wall removal: 8 to 12 weeks construction. Total project: 18 to 26 weeks.
- Basement finishing, 800 sq ft, one bath: 8 to 12 weeks construction. Total: 14 to 20 weeks.
- Single-storey rear addition, 350 sq ft: 12 to 18 weeks construction. Total: 26 to 38 weeks because permits run 6 to 14 weeks for new framed area.
- Second-storey addition: 18 to 28 weeks construction. Total: 36 to 52 weeks.
- Coach house from scratch: 16 to 22 weeks construction. Total: 32 to 48 weeks because Committee of Adjustment plus permit can be 6 to 9 months alone.
- Whole-home renovation, 2,200 sq ft: 22 to 36 weeks construction. Total: 9 to 14 months.
Notice that "construction time" is usually 40 to 60 percent of the total project timeline. The other 40 to 60 percent is permits, lead times, and waiting on inspections. None of that goes faster because you want it to.
Why permits take longer than people think
Ottawa permit processing in 2026 runs as follows for a typical residential renovation through the MyServiceOttawa portal:
- Interior renovation, no structural: 5 to 14 business days for review.
- Renovation with structural change: 3 to 6 weeks for review.
- Addition with new footings: 6 to 14 weeks for review.
- Heritage area review (Glebe Heritage Conservation District, parts of Sandy Hill, Old Ottawa South): Add 6 to 12 weeks for heritage committee.
- Committee of Adjustment for minor variance: 12 to 16 weeks from application to decision, plus 20-day appeal window.
- Conservation authority review (Rideau Valley, near floodplain): Add 4 to 12 weeks.
The City of Ottawa permit minimum is $117, and that fee is the same whether the review takes 5 days or 14 weeks. Reviewers process in order received, and 2026 has been a backlog year. We tell clients to assume the slow end of every range and be pleasantly surprised if it comes in faster.
Lead times that nobody warns you about
Construction does not start when the permit is issued. It starts when the materials arrive. Current Ottawa lead times in 2026:
- Custom cabinets (in-house shop): 6 to 9 weeks from approved drawings to delivery.
- Custom cabinets (imported semi-custom): 10 to 16 weeks.
- Quartz or granite counter template-to-install: 2 to 4 weeks.
- Slab tile (large-format, special order): 4 to 9 weeks.
- Custom shower glass after final tile install: 2 to 4 weeks.
- Hardwood flooring (in stock species): 1 to 3 weeks.
- Hardwood flooring (special order, wide plank, character grade): 6 to 14 weeks.
- Windows and exterior doors: 6 to 12 weeks for stock sizes, 12 to 20 weeks for custom.
- HVAC equipment (heat pump): 3 to 8 weeks.
- Roofing trusses (engineered): 4 to 8 weeks.
- Steel beams cut to size: 1 to 3 weeks.
The longest lead time on your project sets your start date. We order cabinets, windows, and special-order tile the day permit is approved. Even then, framing-stage delays happen because something is on a truck from Quebec or backordered from a supplier in Toronto.
Why "we'll figure it out" almost guarantees delay
Ordering materials before drawings are finalized is the leading cause of mid-project delays in Ottawa renovations. The cabinets get ordered on a sketch. The drawings later show the dishwasher in a different spot. The cabinet has to be re-cut, reordered, or modified on site. Two weeks of stoppage. We will not order materials until the design is locked. The trade-off is a slightly later start date and a much higher chance of finishing on schedule.
Inspection delays
The City of Ottawa runs framing, plumbing rough-in, electrical rough-in, insulation, and final inspections. ESA (Electrical Safety Authority) handles electrical separately on most renovations. TSSA handles gas connections. Each inspection has a wait time:
- City framing inspection: 2 to 5 business days from request.
- City plumbing rough-in: 2 to 5 business days.
- ESA electrical rough-in: 3 to 8 business days.
- City insulation inspection: 2 to 5 business days.
- TSSA gas: 5 to 14 business days.
- City final occupancy: 2 to 5 business days.
Add it up. A standard renovation needs at least 5 inspections. Average wait per inspection is 4 days. Total inspection wait: 20 days, three to four work weeks. Most of that overlaps with active construction, but not all. Build the buffer in.
If your contractor told you 6 weeks for a kitchen, ask them to send you the schedule with permit dates, cabinet delivery dates, and inspection slots marked. They cannot. Because the timeline is not real.
The discovery factor
Almost every renovation we open up reveals one or two things we did not see in the quote walk-through. Each discovery costs time. Real items from 2025-2026 Ottawa projects:
- Knob-and-tube behind a Centretown plaster wall. Added 9 days for ESA-required full re-wire of the affected zone.
- Cracked cast-iron stack in a Glebe basement. Added 6 days for stack replacement and re-inspection.
- Asbestos in a Sandy Hill drywall joint compound. Added 14 days for remediation and air-clearance test.
- Undersized footings in a Manotick rear addition. Added 11 days for engineer redesign and concrete pour.
- Galvanized supply line behind a Westboro vanity wall. Added 4 days for partial re-pipe.
- Soft sub-floor under a Kanata bathtub. Added 5 days for joist sister and sub-floor replacement.
None of these were knowable before demo. Plan for two of them on every project. That is 8 to 18 days of contingency. We schedule it. Contractors who do not schedule contingency end up "behind schedule." We are on schedule because the schedule was honest.
How to plan a renovation that does not destroy your life
Three rules that make Ottawa renovations livable:
- Multiply the contractor's number by 1.4. If they say 6 weeks, plan for 9. If they say 12 weeks, plan for 17. The math is empirical, drawn from 200-plus Ottawa projects we have tracked.
- Do not book travel, hosting, or major life events around the end-of-project date. Book them at 130 percent of the contractor's estimate or later. The kitchen will be done in time for Thanksgiving 2027, not Christmas 2026.
- Stage your move-out plan with a 4-week tail. If you are moving back in at "completion," you are moving back in mid-punch-list. Plan for the first 4 weeks back to be lived around minor finishing work. Or, better, leave another 4 weeks before moving in.
