Renovation dust spreads farther than people expect. A drywall sanding job in a single bedroom can coat HVAC vents, deposit silica throughout a 2,000 sq ft house, and trigger weeks of cleaning. Worse, fine dust (<10 microns) bypasses the nose and lodges in lungs — silica from concrete, lead from old paint, and asbestos from pre-1990 materials are all serious long-term health risks.
Real dust control is a system: containment at the source, negative-pressure airflow, HEPA filtration, and PPE for the worker. Good dust control turns a 'clean as you go' chore into a one-time setup that saves days of post-reno cleanup.
Before you start
Three things to settle:
1. Containment first, capture second. The order matters: seal off the work area before opening drywall, before demoing tile, before cutting concrete. Dust released into the rest of the house cannot be vacuumed back. Plastic-sheet zip walls + door zippers are non-negotiable for any work that creates fine dust.
2. HEPA, not shop-vac. Standard shop-vacs blow fine particles right through the filter and back into the room. HEPA-rated vacuums (True HEPA, 99.97% at 0.3 microns) are required. A non-HEPA vacuum used on drywall dust contaminates the entire vacuum air discharge path.
3. Negative pressure keeps dust contained. Even sealed plastic walls leak. A HEPA air scrubber pulling air OUT of the work zone (vented out a window or to an exterior space) creates negative pressure — air flows IN to the work zone through any gaps, never out. Without negative pressure, dust escapes.

- Adhesive zip-door for entry/exit
- Painter's tape (3M 2090 blue) — for sealing plastic seams
- Tack mat (sticky entrance mat) — catches boot dust on exit
- P100 respirator filter cartridges + half-mask (for worker)
- Floor protection (Ram Board or rosin paper)
Containment is one job; cleanup is hours per day
A 2-hour zip wall install + air scrubber costs you a half-day on day one. Skipping it costs 30-60 min of HVAC vent and surface cleaning every day for the rest of the project.
Heavy-dust phases (drywall sanding, tile cutting, concrete grinding): containment is mandatory, not optional.
Step-by-step instructions
Plan the containment zone
Identify the work zone perimeter — rooms, doorways, openings to other floors.
Identify HVAC supply and return vents inside the work zone — these will need to be sealed.
Plan the worker entry/exit door (the zipper door location).
Seal HVAC vents in the work zone
Cover supply and return vents with plastic and tape. HVAC will spread dust through the entire system if left open.
Better: shut off HVAC entirely during heavy-dust work. Run dedicated air scrubber for ventilation.
Build the plastic wall (zip wall) at openings
For doorways: hang 6-mil plastic from ceiling to floor, taped or stapled to door frame. Leave 6-12 inches extra at floor — pile it.
For wider openings: ZipWall poles span ceiling-to-floor and tension plastic between them. No staples needed in finished surfaces.
Install adhesive zipper door for worker entry/exit. Cuts through plastic, peel-and-stick zip flap.
Tape every plastic seam with painter's tape.
Seal floor and small gaps
At the bottom of the plastic wall, weight or tape the plastic to the floor.
Air gap = dust escape route. Press plastic against the floor and tape with painter's tape.
Cover the work-zone floor with Ram Board or rosin paper — saves the floor and contains spills.
Set up the HEPA air scrubber for negative pressure
Position the air scrubber inside the work zone.
Run the exhaust hose OUT — through a window (window seal kit) or to an unfinished space (garage, basement) where the dust can settle.
Air scrubber pulls air IN from the work zone, exhausts out — creating negative pressure. Air flows from clean zones IN, not out from work zone.
Run continuously throughout the work day.
Place tack mat at the door
Sticky tack mat (peel layers as they get dirty) just outside the zip-wall door.
Workers step on it on exit — pulls dust off boot soles before they walk through the rest of the house.
Replace top layer daily.
Use HEPA vacuum, not shop-vac
All work-zone vacuuming uses True HEPA-rated vacuum.
Vacuum during work (between cuts, between drywall sanding stages), not just at the end.
Empty HEPA vacuum bags inside the work zone or in a sealed bag — emptying outside re-releases the dust.
Worker PPE
Half-mask respirator with P100 cartridges minimum (95% filter at 0.3 microns) for any drywall sanding, demolition, or cutting.
N95 disposable masks: minimum for general work but inadequate for silica or asbestos.
CSA safety glasses or goggles.
Disposable coveralls if heavy dust phase — keeps your clothes clean, doesn't track dust home.
Clean up the work zone in stages
End-of-day: HEPA-vacuum all surfaces inside the zone before leaving.
End-of-project: take down plastic carefully — fold inward to trap residual dust. Dispose of plastic in sealed bags.
Final clean: HEPA-vacuum + damp wipe all surfaces, including ceiling and walls. Run air scrubber another 24 hours after work ends to clear airborne fines.
Common mistakes that cost you
- Skipping containment 'because it's just a small job'. Drywall dust from cutting one sheet of drywall coats an entire room. Use containment for any task that creates visible airborne dust.
- HVAC left running with vents unsealed. Spreads dust through every duct in the house. Always seal vents or shut off HVAC.
- Standard shop-vac for fine dust. Blows fines back into the air. HEPA vacuum required for drywall, concrete, lead-paint, and asbestos.
- No negative pressure. Sealed plastic still leaks. Air scrubber venting OUT creates negative pressure that keeps dust contained.
- N95 for silica or asbestos. N95 is not enough for silica or asbestos. Use P100 cartridges in a properly fitted half-mask.
Frequently asked questions
Is dust control really worth the setup time?
Yes. The alternative is days of post-reno cleaning, contaminated HVAC, and household dust contaminating bedrooms and kitchens for weeks.
Setup is 2-4 hours one-time; daily cleaning savings are 30-60 min × every workday.
What's the difference between a shop-vac with a HEPA filter and a true HEPA vacuum?
A shop-vac with a HEPA-rated cartridge filter still leaks dust around the gasket and at exhaust ports — the housing isn't sealed.
True HEPA vacuums have a sealed housing and tested 99.97% capture at 0.3 microns through the entire airflow path.
For drywall, concrete, lead, or asbestos: only true HEPA.
Do I need this for paint or stain work?
Less critical for paint/stain (mostly VOCs, not dust). Containment helps but main concern is ventilation, not dust capture.
Lead paint stripping is a different story — full dust control + P100 mandatory.
