How to Install Engineered Floor on Concrete

Engineered hardwood floor is real wood veneer over a plywood backing — more stable than solid hardwood for use over concrete (basements, slab-on-grade homes). Solid hardwood swells with concrete moisture; engineered handles it better. The install involves moisture testing, preparing the concrete, then either gluing-down, floating-over, or nailing to a sleeper system.

This guide covers a typical floating engineered floor over concrete in a basement — the most DIY-friendly approach.

Before you start

Three things to settle:

1. Moisture test the concrete. Concrete continuously emits moisture. Use a calcium chloride test or relative humidity probe. Standard limit: 3 lbs/1000 sq ft/24 hours OR 75% RH. Above this: install vapor barrier or fix moisture source first. Skipping moisture test = warping floor in 6-12 months.

2. Acclimatize flooring 5-7 days. Engineered hardwood: open boxes, stack flat, allow to acclimate to room conditions (temperature and humidity) for 5-7 days BEFORE installing. Skipping = boards expand or contract after install, creating gaps or buckling.

3. Floating vs glue-down. Floating (click-lock with foam underlayment): easier DIY, allows expansion/contraction, removable. Glue-down: more stable, premium feel, harder to install, harder to remove. Most DIY projects: floating.

What you'll need

  • Tape measure
  • Utility knife
  • Saw (mitre or flooring saw)
  • Tapping block and pull bar (for click-lock)
  • Mallet (rubber)
  • Drill (for any wall plates)
  • Vacuum

Materials

  • Engineered hardwood (3/8 to 5/8 inch thick — verify spec for concrete)
  • Foam underlayment (combination vapor barrier + cushion)
  • Transition strips (for room edges)
  • Plastic sheeting (additional vapor barrier if needed)
  • Adhesive (if glue-down)

Concrete moisture is the #1 enemy

Engineered hardwood handles concrete better than solid, but excess moisture still warps it.

Test moisture before install.

If high: install vapor barrier (6-mil poly) under foam underlayment.

Or use waterproof LVP instead of engineered hardwood.

Step-by-step instructions

Verify subfloor is flat

Long straight edge on concrete: check for high spots (over 3/16 inch in 10 ft).

Grind down high spots with concrete grinder.

Fill low spots with self-leveling compound.

Flat concrete = flat floor.

Moisture test the concrete

Calcium chloride test (inexpensive kit): 24 hour test.

Or relative humidity probe in concrete: 72 hour test.

Document results.

If high (>3 lbs or >75% RH): address moisture source or use waterproof flooring instead.

Acclimatize flooring

Open boxes; stack flat in installation room.

5-7 days at planned indoor humidity and temperature.

Don't unwrap during acclimation.

Install vapor barrier (if needed)

If moisture test was elevated OR over slab on grade: install 6-mil poly over concrete.

Tape seams.

Continuous coverage.

Roll out foam underlayment

Foam underlayment with built-in vapor barrier: roll over concrete.

Tape seams (use sheathing tape).

Continuous coverage.

Note: if using waterproof underlayment, may not need separate poly.

Plan first row position

Most rooms: start at the longest wall.

Allow 1/4-3/8 inch expansion gap from walls (covered by baseboard).

Plan board layout — first row, last row should be reasonable widths.

Install first row

First board against wall (with expansion gap).

Click subsequent boards end-to-end.

Cut last board of row to fit.

Verify straight.

Continue rows with proper offset

Stagger end joints between rows (typically 12+ inch offset).

Click rows together at long edges.

Tap with rubber mallet (gently, with tapping block to protect tongue).

Pull bar for last board in each row.

Cut and install final row

Last row often needs cutting to fit space minus expansion gap.

Mark width on board.

Rip with saw.

Install.

Install transition strips

At doorways: T-moulding, threshold, or reducer.

At room edges where engineered floor meets other flooring: transition strip.

Match colour to floor.

Anchor per transition guide.

Install baseboards over expansion gap

1/4-3/8 inch gap at wall is covered by baseboard.

Don't nail baseboard through floor (allows floor movement).

Nail baseboard to studs only.

Inspect and clean

Walk floor; verify no creaks or gaps.

Vacuum thoroughly.

Don't damp-mop for 24 hours after install.

Move furniture in carefully — protect floor with felt pads.

Frequently asked questions

Engineered hardwood vs LVP for basement?

Engineered hardwood: real wood look and feel, higher material cost.

LVP (Luxury Vinyl Plank): waterproof, lower material cost, easier install.

For high-moisture basements, LVP is more forgiving.

For premium look in dry basement: engineered hardwood.

Solid hardwood over concrete?

Generally avoided — solid hardwood swells with concrete moisture.

If desired: full sleeper system (2×4 framing on plywood under hardwood). Adds 1.5+ inches to floor height.

Engineered hardwood is the typical choice over concrete.

What drives the budget?

Material selection: engineered hardwood costs more than underlayment and varies widely by species and finish.

Floor area and layout complexity (cuts, transitions, closets).
