How to Insulate a Basement Wall

Basement walls are the trickiest insulation in any home. Concrete foundation is cold, often slightly damp, and prone to condensation when warm interior air hits it. Wrong insulation strategy creates mould, rot, and indoor air quality issues. Right insulation method depends on the wall: full foundation height (most common in Ottawa), half-height with rim joist exposed, or completely insulated rim joist.

This guide covers the right approach for an Ottawa basement: continuous rigid foam against concrete + framing + batt insulation in framing cavities, with vapour management throughout.

Before you start

Three things to settle:

1. Vapour direction matters. In Canadian basements, moisture can move from cold concrete inward (condensation point) AND from warm interior outward. Vapour barrier on the wrong side traps moisture inside the wall, causing mould. Modern best practice: rigid foam against concrete (warm-side vapour barrier built in), batt in framing cavity, no plastic vapour barrier under drywall.

2. Foundation must be dry. Insulating over a wet foundation locks moisture in the wall. Verify foundation is dry: no efflorescence (white powder), no active leaks, no high humidity readings. Address any moisture issues BEFORE insulating. Otherwise the new wall fails within months.

3. Code requires R-20 minimum. Ontario Building Code minimum for basement walls: R-20. Achievable with: 2 inches XPS rigid foam (R-10) + R-12 batts in 2x4 framing OR 2.5 inches XPS (R-12.5) + R-13 batts in 2x4. Closed-cell spray foam another option.

Materials

  • Rigid XPS foam (Owens Corning Foamular, 2-2.5 inches thick)
  • Foam adhesive or construction adhesive (Loctite PL Premium)
  • Tuck Tape or foil tape (for sealing foam seams)
  • 2×4 lumber (for stud framing)
  • Bottom plate: pressure-treated 2×4 (touching concrete floor)
  • Top plate: standard 2×4
  • 16d framing nails or 3-inch screws
  • Mineral wool or fibreglass batts (R-13 in 2x4 cavities)
  • Spray foam can (Great Stuff) for sealing gaps

No vapour barrier under drywall in modern basement insulation

Older code required 6-mil polyethylene vapour barrier under drywall. Modern best practice: skip the polyethylene because rigid foam against concrete already serves as vapour control.

Adding a second vapour barrier creates a 'double vapour barrier' that traps moisture between the two — mould risk.

Step-by-step instructions

Verify foundation is dry

Walk all foundation walls. Look for efflorescence (white salt deposits), active leaks, dampness.

Run a humidity meter — relative humidity in basement should be <60%.

If issues: address waterproofing, drainage, dehumidifier BEFORE insulating.

Insulating a wet basement traps moisture and creates mould.

Cut and position rigid foam against concrete

Cut XPS foam to fit the wall — full height, full width.

Apply foam adhesive (PL Premium) in beads on the back of foam.

Press foam against concrete wall.

Hold for 30 seconds; weight or temporary support until adhesive sets.

Tape foam seams

Tuck Tape (or aluminum foil tape) over every seam.

Tight, sealed seams prevent air movement and moisture migration.

Cut around any pipes or penetrations and tape carefully.

Frame in front of foam

2×4 framing inside the foam: bottom plate (pressure-treated, touching floor), studs every 16 inches OC, top plate.

Verify 1/2 inch gap between framing and foam — for clean drywall installation.

Or: framing tight against foam (no gap, less common).

Anchor bottom plate to concrete floor with Tapcon screws or powder-actuated fasteners.

Attach top plate to ceiling joists

Top plate to floor joists above (or rim joist) with screws or nails.

Ensures wall is plumb and locks framing in place.

Run electrical and any utilities

Before insulation, run electrical wiring through framing.

Outlets and switches: install boxes per code.

Plumbing through wall: install before insulation.

Install batt insulation

Mineral wool (Roxul Comfortbatt R-15 in 2x4 cavity) OR fibreglass (Owens Corning EcoTouch R-13).

Friction-fit between studs.

Cut around outlets, switches, plumbing — no gaps.

Don't compress insulation — reduces R-value.

Seal gaps and penetrations

Spray foam (Great Stuff) around plumbing, electrical penetrations.

Caulk any small gaps in framing.

Air sealing improves overall wall performance.

Skip the polyethylene vapour barrier

Modern best practice: rigid foam against concrete IS the vapour barrier.

Don't install poly under drywall — creates double vapour barrier and mould risk.

Code in Ontario allows this approach when using specific foam thickness.

Drywall directly over framing

1/2 inch drywall over framing.

Standard installation per drywall practice.

Tape, mud, prime, paint.

Common mistakes that cost you

Frequently asked questions

Can I just install batts directly against concrete?

No — this is the old method that causes mould.

Concrete is cold; warm interior air hits the cold surface and condenses behind the batt.

Always rigid foam first, then framing + batt.

What about closed-cell spray foam?

Excellent option — high R-value, vapour barrier, air seal in one product.

Cost: typically 2-3× rigid foam method.

Hire qualified installer. Some homeowners DIY with kits but kit foam is harder to control.

How do I handle the rim joist?

Same approach: rigid foam (or spray foam) against the rim joist.

Then batt insulation behind framing.

Rim joist is often a major air-leak path; sealing it well saves significant energy.
