How to Design an Open-Concept Layout
That Actually Works

Open concept sounds simple. Take down a wall, get a bigger room. Most homeowners I meet are shocked when I tell them the wall they want to remove is holding the house up, and the dust they thought was a one-week problem is going to be a six-week problem.

Ottawa is full of homes built between 1960 and 1985 with the same basic floor plan: kitchen at the back, dining room beside it, living room at the front, all separated by walls that made sense in 1972 and stopped making sense in 2005.

I've opened up dozens of these. The good news is the layout almost always works after the right wall comes out. The hard part is figuring out which wall, what beam goes in, and how to keep the result from feeling like a warehouse with a sofa in it.

Phase 1: Sight Lines (What You Actually Want to See)

Before you call an engineer, sit in your house and write down the views you want. Not paint colours. Views.

From the kitchen sink, what do you want to see? The TV in the living room? The kids at the dining table? The backyard? From the front door, what should the house feel like, immediate openness or a layered reveal?

The best open-concept layouts in Ottawa share three things:

  1. One main view axis, usually front-to-back or kitchen-to-living, that's clear and uncluttered
  2. One supporting view at 90 degrees, often kitchen-to-dining, that makes the cooking space feel social without being central
  3. One private zone still walled off, usually a powder room, mudroom, or office

If every room is open to every other room, the result feels like an airport lounge. Plan one wall to keep, intentionally.

Phase 2: Sound Transfer (The Part Nobody Plans For)

The single biggest regret I hear after an open-concept renovation is sound. The dishwasher you used to hear faintly from the kitchen now competes with the TV in the living room. The range hood at full speed sounds like a turbine in the dining area. Footsteps on hardwood echo across 40 feet.

Plan for sound at the design stage:

Pro tip

Stand in the middle of your existing kitchen and clap once. The echo you hear is the room's reverb time. After you go open concept, that reverb time roughly doubles. If your kitchen is already echoey, plan for serious sound absorption in the new space, or you will hate it for two months until you figure out you need rugs.

Phase 3: The Structural Review

This is where homeowners and contractors stop talking and an engineer starts. In Ontario, removing or modifying a load-bearing wall requires:

  1. A licensed structural engineer's review and stamped letter; the fee scales with the complexity of the structure and the beam being specified
  2. A building permit through MyServiceOttawa portal, minimum $117 fee; the city sets the permit fee by the scope and valuation of the work
  3. Engineer-specified beam, column, and footing details
  4. An inspection at the framing stage before drywall closes anything in

The contractor who tells you "I've taken out lots of these walls, you don't need an engineer" is either wrong or about to make you the homeowner of an illegal structural modification. When you sell, the home inspector will find it. The buyer's lawyer will require a retroactive permit. The remediation cost will be three times what doing it right would have cost.

Phase 4: Where Load-Bearing Walls Usually Are in Ottawa Homes

Every house is different, but Ottawa's mid-century housing stock follows patterns.

1960s-70s bungalows (Alta Vista, Manor Park, parts of Nepean and Kanata): the load-bearing wall is almost always the one running the long axis of the house, parallel to the ridge of the roof. In a typical 1,200-square-foot bungalow, this wall sits 12 to 14 feet from one of the long exterior walls and runs the entire length. Removing it requires a beam roughly 18 to 24 feet long.

1970s-80s splits and two-storeys (Barrhaven, Orleans, Kanata): the load-bearing wall on the main floor often supports the floor joists of the second storey above. It's typically the wall between the kitchen and the family room, or between the dining and living rooms. Removing it can also affect the upstairs floor framing, which sometimes needs sistering.

Pre-1960 homes (Glebe, Westboro, Hintonburg, Centretown): older houses often have a central load-bearing wall stacked floor to floor with a partial-height knee wall in the basement carrying it. These removals are the most complex because the wall above the wall above also moves load.

None of this is something to guess at. The engineer reads it from the plans, confirms in person, and tells you what beam goes where.

Phase 5: Beam Options (Looks Different, Costs Different)

Once the engineer specifies the structural requirement, you have three real choices for how the beam appears in the room.

  1. Flush beam (hidden in ceiling). The beam fits inside the floor joist depth above. The ceiling stays smooth and continuous. This is the cleanest visual result and adds 25 to 40 percent to the structural cost because joists must be cut and rehung from joist hangers off the new beam. It carries a meaningful premium over a dropped beam, driven by the extra labour to cut and rehang the joists
  2. Dropped beam (exposed below ceiling). The beam hangs below the ceiling line, visible. Steel I-beam wrapped in drywall reads as a soffit. Solid wood timber-look beam reads as design. Cheapest structurally but reduces clear ceiling height by 8 to 14 inches at the beam line
  3. Decorative wrap on a structural beam. Combines option two with a finished wood box around the steel, makes the beam intentional rather than apologetic. Very popular in Westboro and Glebe renovations

Flush beam is what most homeowners say they want. Dropped or wrapped beam is what most homeowners end up choosing once they see the cost difference and realize a thoughtful exposed beam looks better than a flat ceiling.

The beam is not a problem to hide. It's the design feature that signals the wall used to be there. Done well, it makes the open concept look intentional instead of accidental.

Phase 6: What Else Has to Move

Removing a wall sounds simple. The cascade of work it triggers is what makes open-concept renovations cost what they cost.

The real cost of an open-concept main floor renovation in an Ottawa home is set by what the wall removal triggers: the engineer's review, the permit, the beam install, the electrical and HVAC reroute, drywall, flooring continuity, and paint. The span and type of beam, the services hidden in the wall, and the finish level are the biggest drivers. The Hybrid Approach

The best open-concept layouts I've designed in the last five years are not actually fully open. They're hybrids. A kitchen open to a casual dining and family room area, with a separate dining room or living room kept walled off behind pocket doors or a partial wall.

This solves three things: it preserves a quiet zone, it keeps a formal space for hosting, and it makes the house feel bigger because you have to walk to discover the next room. A house that's all visible from the front door has nowhere to go.
