How to Contain Dust with Zip Walls

The work that happens before the first hammer swing decides whether your project finishes on time and on budget. Most renovation overruns trace back to a missing decision in the planning phase.

Beginner 30–60 min setup

Construction dust travels everywhere — into adjacent rooms, into HVAC systems, into upholstery and electronics across the house. Containing it at the source with proper plastic walls (also called zip walls or dust barriers) keeps the rest of the home livable during renovation. The setup is genuinely 30-60 minutes and the difference between an ongoing-dust nightmare and a clean house outside the work area.

This guide covers floor-to-ceiling plastic dust barriers using zipper doors for access.

Before you start

Three things to settle:

1. ZipWall poles vs DIY. ZipWall brand: telescoping poles with rubber feet that wedge between floor and ceiling, holding plastic in tension. The professional standard. DIY: 2x4 lumber + plastic, taped to ceiling and floor. Cheaper but less reliable seal.

2. Zipper doors for access. Self-adhesive zippers (3M brand or generic) attach to the plastic and let you enter/exit without breaking the seal. Mandatory for any extended project.

3. HVAC isolation. Even with floor-to-ceiling plastic, dust enters HVAC if returns aren't sealed. Cover return and supply registers in the work area with plastic and tape.

  • Painter's tape (for marking)
  • Heavy-duty masking tape

Materials

  • ZipWall pole kit (or 2x4 lumber for DIY)
  • Plastic sheeting (4-6 mil polyethylene, sized to opening)
  • Self-adhesive zipper doors
  • Painter's tape (gentle adhesive)
  • Heavy-duty masking tape (stronger hold)

Floor-to-ceiling, no gaps

Dust finds the smallest gap. A 1-inch gap at the bottom of the plastic lets all your contained dust escape into the rest of the house.

Plastic must extend from floor (or floor protection layer) to ceiling, with edges sealed to door frames or walls. Use heavy tape on perimeter and check daily for gaps.

Step-by-step instructions

Choose the containment area

Identify the smallest area you can contain that includes all renovation work. Smaller is better — less plastic, less time to set up.

If the work area is open to multiple rooms, plan to contain at the closest doorway or partition with the simplest geometry.

Measure the opening

Measure floor to ceiling (height) and wall to wall (width).

Add 6 inches in each direction for overlap and tape margins.

Cut plastic to size

Roll out plastic sheeting on the floor. Cut to dimensions matching the opening plus margins.

Plastic should extend slightly past the door frame on each side and overlap the floor protection layer.

Set up ZipWall poles (or 2x4 frame)

Position one pole at each side of the opening, just inside the door frame. Telescope each pole until the rubber foot wedges between floor and ceiling.

Adjust pole pressure — tight enough to hold plastic in tension but not so tight as to damage ceiling.

For DIY: build a 2x4 frame matching the opening, screwed to floor and ceiling.

Hang plastic on poles

Drape the plastic across the poles. The plastic should hang from the ceiling, between the two poles, down to the floor.

Tape plastic to the poles using heavy masking tape (so it doesn't fall during use).

Tape edges to door frames or walls on each side. Tape should be continuous — no gaps.

Tape bottom edge to floor or floor protection

The bottom 1-2 inches of plastic should overlap the floor (or floor protection layer). Tape securely.

Leave a slight bend at the bottom — plastic flexes when foot traffic passes.

Install zipper door

Cut a vertical slit through the plastic at the entry point — typically 6-8 inches in from one side, full height.

Apply self-adhesive zipper to one side of the slit. Press firmly to bond with plastic.

Apply matching zipper half to the other side of the slit. The two halves connect with the slider.

Cover HVAC registers in work area

Inside the contained area, cover any HVAC supply or return registers with plastic and tape.

Without this, the HVAC system will pull dust through the returns and distribute it through the rest of the house.

Test the seal

Before starting work, walk the entire perimeter of the containment. Look for gaps.

Test by lighting incense or a small candle inside the work area — smoke should stay contained, not escape into adjacent rooms.

Adjust tape and add more if needed.

Inspect daily and re-tape as needed

Foot traffic and door operations stress the plastic. Tape can come loose over days.

Walk the containment perimeter daily. Re-tape any lifted edges. Replace plastic if torn.

What drives the cost of dust containment?

The main components are reusable poles, plastic sheeting, and adhesive zipper doors. Costs scale with the size of the work area and how many openings you need to seal.

Reusable for future projects. Pays back on the first project compared to cleaning or replacing dust-contaminated items.

Can I just close the door instead?

Closed doors leak — dust escapes around the door, under the threshold, through HVAC ducts.

Plastic floor-to-ceiling barrier is the only effective containment for fine construction dust.

How long can I leave plastic up?

Plastic walls can stay up for the duration of the project — typically days to weeks. Inspect daily for tape failures.

After project completion, remove plastic and clean any residual dust on the protected side of the plastic.
