Kanata was one of Canada’s first master-planned communities, and it grew in clear waves — which is the single most useful thing to know before renovating here. The era your street was built in shapes everything from ceiling heights to how a basement can be finished.
Housing stock by era
Beaverbrook and Glen Cairn date largely to the 1970s and early 80s, so those homes often have compact, closed-off floor plans and original mechanicals that are due for updating. Kanata Lakes, Bridlewood and Morgan's Grove filled in through the 1990s and 2000s with larger two-storey homes — typically with taller basements that finish well into legal living space. Knowing which wave your home belongs to lets us plan realistically from day one.
Municipal services and the rural fringe
Most of suburban Kanata is on full municipal water and sewer, which keeps plumbing-heavy projects like kitchens, bathrooms and basement baths straightforward. Toward the western and northern fringe near Carp, South March and Marchwood, some properties run on private well and septic instead. That changes how we plan fixture counts and drainage, so we confirm a home’s servicing before finalizing any scope that adds bathrooms or a basement kitchenette.
Permits and common Kanata projects
Kanata has been part of the City of Ottawa since amalgamation in 2001, so building permits go through the City’s MyServiceOttawa process — the same permit path we manage across the region for every project that needs one. With the Kanata North tech park nearby, home offices and finished basements are two of our most common requests, alongside kitchen updates and rear additions on the larger Kanata Lakes and Bridlewood lots.

Can you finish a basement in a newer Kanata home?
Yes — basement finishing is one of our most common Kanata projects. Many 1990s–2000s Kanata homes have taller basements that finish cleanly into a legal bedroom, bathroom or rec room, and we design to Ontario Building Code egress-window and ceiling-height requirements.
Do you handle rural Kanata properties on well and septic?
Yes. Toward Carp and South March, some properties are on private well and septic rather than municipal services. We confirm your servicing up front and plan any plumbing-heavy scope — extra bathrooms, a basement kitchenette — around it.
