Electric radiant floor heating warms tile floors from below — a luxury upgrade in bathrooms and kitchens. The system: thin heating cable embedded in thinset under tile, connected to a thermostat with a temperature sensor in the floor. Done right, the floor warms to a comfortable 80-85°F. Done wrong, hot spots, cold spots, or system failures result.
This guide covers an electric radiant heat mat (pre-fabricated mesh with cable woven in) under tile — the most common DIY-friendly installation. Hydronic (water-based) radiant requires plumbing skills and is typically professional install.
Before you start
Three things to settle:
1. Match mat size to room. Mats come in standard sizes (3×5, 3×8, 3×10 ft, etc.). Calculate net floor area MINUS cabinets, vanities, fixtures (heating cable can't go under permanent fixtures). Order mat to fit the heating area, with some clearance from walls (typically 3 inches).
2. GFCI/AFCI breaker required. Building Code requires a GFCI breaker (Class A 5 mA) for radiant floor heat. Some areas require AFCI as well. The thermostat may have built-in GFCI; if so, dedicated GFCI in panel may not be required. Verify with your installer or electrician.
3. Permit required for electrical work. In Ontario, ESA permit needed for new circuits, even for one new dedicated circuit. ESA inspector verifies wiring meets code. Hire licensed electrician for the panel-side work; mat install is DIY-friendly.

Test mat continuity at every step
Test mat resistance with multimeter:
1. Before installing (verify out-of-box).
2. After laying out and embedding in thinset.
3. After tile is set.
4. After grout cures.
Catching a damaged cable early lets you replace before the floor is sealed; finding it after tile is set means tearing up the floor.
Step-by-step instructions
Calculate heating area and order mat
Measure room minus permanent fixtures (toilet, vanity, tub).
Match mat sizes to area — sometimes 2 mats needed.
Mats are sized in square feet; verify total wattage matches breaker capacity (typically 12 W/sq ft).
Order matched thermostat with floor sensor.
Test new mat resistance (out of box)
Multimeter on resistance setting.
Touch probes to mat's lead wires (the two wires that exit the mat).
Reading should match manufacturer's spec (typically 100-300 ohms).
Within ±10% of spec is OK. If outside, contact manufacturer — defective mat.
Plan layout on the floor
Lay mat on floor without thinset, position to fit area.
Mat has woven heating cable in mesh — orient mat with cable runs going where heating is needed.
Cable can't be cut. To turn corners, flip mat (cut mesh only, not cable) and continue.
Don't overlap cables; leave 3 inches from walls.
Locate floor sensor
Floor sensor must be in the heated area, between heating cables (not on top of cable).
Insert sensor in a tube (saves it from being damaged in thinset and lets it be replaceable).
Run sensor wire to thermostat location (in conduit or with wire protection).
Run lead wire to thermostat box
Mat has 2 lead wires (insulated heavy wires going to the power supply).
Run lead wires to thermostat box location (typically wall switch height nearby).
Use wire raceway or run inside wall.
Don't cut these wires shorter than needed.
Apply thinset and embed mat
Mix modified thinset to creamy consistency.
Trowel thinset on subfloor.
Lay mat in thinset; press down to embed cables in thinset.
Cable should be fully covered by thinset.
Test resistance again — within ±10%.
Wait for thinset to cure
First thinset cures 24 hours.
Don't tile yet — too quick risks cracking the cable.
Test resistance during cure as a check.
Tile over the mat
Apply tile thinset over the mat.
Tile per normal installation procedure.
Don't drive screws or staples through the mat — damages cable.
Test resistance after tile is set.
Have electrician connect to panel
Lead wires to thermostat: connected per manufacturer.
Thermostat to panel: dedicated circuit with GFCI (or thermostat with built-in GFCI on standard breaker).
Floor sensor wire to thermostat.
Final connections by licensed electrician with ESA permit and inspection.
Test system after grout cure
Wait for grout to cure (24-72 hours).
Set thermostat to 80°F. Verify floor warms within 30-60 minutes.
Walk on floor — should feel warm to touch.
If no heat: check thermostat, breaker, GFCI.
Common mistakes that cost you
- Cutting heating cable. Damages system. Don't cut cable; cut mesh only when turning corners.
- Cable under cabinets/fixtures. Heat trap, cable degrades. Keep mat in clear floor area only.
- Not testing resistance. Find damage after tile is set. Test at every step.
- Sensor on top of cable. False high reading; system never reaches set point. Sensor between cables.
- Skipping the GFCI. Code violation, safety risk. Always GFCI.
