How to Install a Radiant Floor Mat in a Bathroom

A radiant floor mat is the thinner, more bathroom-specific cousin of full radiant floor heating. Pre-fabricated mesh with heating cable woven through, designed to slip under the bathroom tile. Provides warm-floor luxury in the most-used bathroom space — by the vanity, near the shower entry. The job is electrical, waterproofing, and tile combined.

This guide covers a typical bathroom radiant mat install — sized 3×6 or 3×8 ft, focused on the high-traffic bathroom areas, with a programmable thermostat.

Before you start

Three things to settle:

1. Heated area = floor area minus fixtures. Mat goes under tile in clear floor area. Cabinets, vanity, toilet, tub footprint: NO mat. Heating cable cannot go under permanent fixtures (heat builds up, cable damaged). Calculate net heated area; order mat to fit.

2. Permit and electrician. Ontario: ESA permit for any new electrical circuit. Hire licensed electrician for panel-side work; mat install can be DIY but final connections require electrician. Without permit, the work isn't insurable and creates issues at sale.

3. Floor sensor placement. Sensor goes between heating cable runs, in a tube for replaceability. Sensor placement on top of cable gives false high readings — system never reaches set point. Always between cables, not on top.

What you'll need

Tools

  • Multimeter (test mat continuity)
  • Trowel (notched, 1/4 inch)
  • Mixing paddle and bucket
  • Drill with bits
  • Wire strippers
  • Tape measure
  • Hot glue gun (for sensor tube)

Materials

  • Electric radiant mat (Schluter DITRA-HEAT, Warmly Yours, Suntouch — sized to your area)
  • Programmable thermostat with floor sensor
  • Modified thinset (matched to mat per manufacturer)
  • 12-2 wire (lead from mat to thermostat)
  • GFCI breaker (or thermostat with built-in GFCI)
  • Wire nuts and connectors
  • Sensor tube (typically included with mat)
  • Hot glue (for securing sensor tube)

Test mat resistance at every install stage

1. Out of box — verify factory good.

2. After laying out mat (before thinset).

3. After embedding in thinset.

4. After tile is set.

5. After grout cures.

Catching damage early = replacement; damage found after grout = tear up floor.

Step-by-step instructions

Calculate heated area

Measure bathroom floor MINUS cabinets, vanity, toilet, tub.

Order mat to fit — 3×5, 3×6, 3×8 ft sizes typical for bathrooms.

Multiple mats can be combined for larger areas.

Allow 3 inches clearance from walls.

Test new mat (out of box)

Multimeter on resistance setting.

Touch probes to mat's two lead wires.

Reading should match manufacturer spec (typically 100-300 ohms, ±10%).

If outside spec: factory defect, contact manufacturer.

Lay out mat dry-fit on floor

Position mat in heated area.

Cable can't be cut — bend mesh and lay back to fit shape.

Verify clearance from fixtures.

Plan thermostat location (typically wall switch height nearby).

Run lead wires to thermostat location

Mat lead wires run to thermostat location.

Inside wall (drilled through wall plate): cleaner, requires opening wall.

Surface raceway: simpler retrofit option.

Don't shorten lead wires — leave full length for connections.

Install floor sensor in tube

Floor sensor goes into a small tube (PVC or plastic — typically included).

Position sensor between two heating cable runs (NOT on top of cable).

Hot glue the tube in place at one end so it doesn't shift during thinset application.

Sensor wire runs to thermostat.

Apply thinset and embed mat

Mix modified thinset (matched to mat manufacturer).

Trowel thinset on subfloor.

Press mat into thinset; cable embedded in thinset.

Test resistance again — within ±10% of out-of-box reading.

Wait for thinset to cure (24 hr)

Don't tile right away — risk of cracking cable from tile work.

Test resistance during cure.

If unchanged: continue to tile.

Tile over the mat

Apply tile thinset over mat.

Tile per normal procedure.

Don't drive screws or staples through mat.

Test resistance after tile set.

Have electrician make final connections

Lead wires connect to thermostat per manufacturer.

Thermostat connects to dedicated circuit with GFCI (or built-in GFCI thermostat).

Sensor wire to thermostat.

Permit inspection by ESA.

Wait for grout cure, then test

Grout cures 24-72 hours.

Set thermostat to test mode (or ~80°F).

Floor should warm to touch within 30-60 minutes.

Walk on floor: feel warm everywhere mat is installed.

Cold spots: cable damage; warm spots: working correctly.

How long until I feel warmth from a cold start?

30-60 minutes from cold to warm-floor.

Programmable thermostat can pre-warm before bathroom use (e.g., 30 min before morning routine).

Once warm, maintains temperature efficiently.

Will the heat damage my tile?

No — tile is rated for higher temperatures than radiant floor reaches (~85°F max).

Concerns are about adhesives and the membrane: use modified thinset rated for radiant heat.

Tile manufacturers spec heating compatibility on most products.

Cost to operate?

Intermittent use (warm floor only when in use) draws the least.

Continuous use draws more, scaling with floor area and run-time.

Programmable thermostat keeps cost down.
