How to Install a Tile Floor (No Cracks)

Advanced 2–3 days for a typical bathroom

A tile floor that cracks within a year wasn't installed wrong at the tile-laying stage — it was set up to fail before the first thinset hit the substrate. The cracks come from substrate movement, missing uncoupling membrane, mortar that's too thin or too thick, or grout joints that don't accommodate seasonal expansion. Get the prep right and a tile floor lasts the life of the building. Get prep wrong and no amount of careful tile-setting saves it.

This guide covers a residential bathroom or kitchen tile floor over a wood subfloor with a focus on the prep work — substrate stiffness, uncoupling membrane, and proper underlayment — that separates a 30-year tile floor from a 1-year crack pattern.

Before you start

Five things to settle before any tile gets cut:

1. Substrate deflection. Tile is rigid; the floor under it must also be rigid. The standard for tile-rated subfloors is L/360 deflection (the floor flexes no more than 1/360th of its span under load). Most modern Ottawa floor systems with proper joist sizing meet this, but older homes with 2x8 joists at 16-inch spacing may not. Walk the floor — any visible bounce means you'll need to add support before tiling. A bouncy floor cracks tile within months.

2. Uncoupling membrane. A thin sheet membrane (Schluter Ditra, Mapeguard UM, Laticrete Strata Mat) installed between the subfloor and the tile lets the substrate move slightly without transmitting that movement to the tile. This is the single most-skipped step in DIY tile installs and the single biggest reason floors crack. The membrane is inexpensive relative to the tile it protects and adds maybe an hour to the install. Skip it and the floor cracks no matter how good the rest of the work is.

3. Tile size and thinset. Larger tiles (12x24, 24x24 inch large-format) require larger notch trowels (1/2 x 1/2 inch) and 'medium-bed' thinset rated for large format. Standard tile (12x12 or smaller) uses 1/4 x 3/8 inch trowels and standard thinset. Match your thinset to the tile size — wrong combination produces hollow spots under tiles that crack under foot traffic.

4. Floor prep flatness. Tile-rated floors must be flat to 1/8 inch over 10 feet for tiles under 15 inches, or 1/16 inch over 10 feet for large-format tiles. Self-levelling compound is the standard fix for sub-spec subfloors. Skipping flat-prep with large tiles produces lippage (one tile higher than its neighbour) that's visible and unsafe to walk on.

5. Layout planning. Plan the layout from the centre of the room outward, with full tiles centred and cuts at the perimeter. The cuts should be at least 1/2 of a tile wide where possible — a 1-inch sliver at the room edge looks cheap and breaks easily during install. Mock the layout dry first before any thinset goes down.

Materials

  • Tile (calculate sq ft + 15% waste; 20% for large-format or diagonal patterns)
  • Modified thinset mortar (matched to tile size)
  • Uncoupling membrane (Schluter Ditra or equivalent — non-negotiable)
  • Self-levelling compound (only if subfloor needs it)
  • Cement backer board (CBB) for any wet areas: 1/4 inch HardieBacker, Durock, or equivalent
  • Backer board screws (cement-board specific, ribbed for hold)
  • Alkali-resistant fibreglass mesh tape (for backer board seams)
  • Grout (sanded for joints over 1/8 inch, unsanded for narrower)
  • Grout sealer
  • Silicone caulk (for tile-to-wall and tile-to-tub transitions)

Uncoupling membrane is the difference between a 30-year floor and a 1-year disaster

Schluter Ditra (or Mapeguard UM, Laticrete Strata Mat) is a thin orange or red plastic sheet with a waffle pattern. It bonds to the subfloor with thinset, and tile bonds to its top surface. The waffle pattern lets the subfloor move slightly relative to the tile without transmitting that movement to the tile bond.

Tile installed without the membrane is bonded directly to wood that swells in summer and shrinks in winter. The annual movement cracks tiles or pops them loose. Membrane install is mandatory for any tile over a wood subfloor in a temperate climate like Ottawa. Concrete slabs are more forgiving but membrane is still recommended over concrete in basements where moisture varies.

Step-by-step instructions

Verify and stiffen the subfloor

Walk the entire floor with full body weight. Any visible bounce, any creak, any flexing under your weight is a problem. Tile cracks under bouncy floors within months.

Fix subfloor issues now: drive 1-1/4-inch screws into joists at any creak point. Add joist sister-blocking (additional 2x lumber screwed to existing joists) if joists are under-sized. For 12x12 tiles, the floor needs to meet L/360 deflection; for large-format (15+ inches), L/720 is the standard.

If the floor is genuinely under-spec'd, strengthening the joists from below is the fix — this can be a project-scale job. Don't tile over a sub-spec floor; the failure is guaranteed.

Install cement backer board (wet areas only)

For bathroom or kitchen floors with potential moisture exposure, install 1/4-inch cement backer board (HardieBacker, Durock) over the existing plywood subfloor.

Score and snap CBB to size, then screw to the subfloor every 8 inches into joists. Use cement-board-specific screws (ribbed shank, corrosion-resistant).

Tape all seams with alkali-resistant fibreglass mesh tape, embedded in thinset. The tape spans gaps between sheets and reinforces the seam.

Level the substrate to within tile spec

Lay a 10-foot straight-edge across the substrate at multiple positions. Map any gaps under the straight-edge — these are low spots requiring fill.

For high spots, sand with a belt sander or grind with a concrete grinder.

For low spots, mix self-levelling compound (Henry 555, Mapei Ultraplan) per the package instructions and pour to create a flat surface. Self-levelling compound flows automatically and dries hard within 4 hours.

Re-check flatness after compound dries. Repeat if needed.

Install the uncoupling membrane

Roll out the uncoupling membrane (Schluter Ditra or equivalent) and cut to fit the floor with a sharp utility knife.

Mix unmodified thinset (per the membrane manufacturer's instructions; Schluter requires unmodified) and trowel onto the substrate using a 1/4 x 3/16 inch V-notch trowel.

Press the membrane fleece-side-down into the wet thinset. Use a tile float to press firmly across the surface, ensuring full contact between the fleece backing and the thinset.

Lay subsequent sheets butted (not overlapped) and seal seams with the manufacturer's seam tape if specified.

Allow the thinset to cure overnight before tiling on top.

Pro tip:d8c0087">Pro tip: read the membrane manufacturer's spec sheet carefully. Schluter Ditra requires UNMODIFIED thinset (no latex additives) under the membrane and MODIFIED thinset on top of the membrane. Mixing these up causes bond failure. Other brands have different specs.

Plan the tile layout

Find the room's centre by snapping chalk lines from the midpoints of opposing walls. The intersection is the room's geometric centre.

Lay out tiles dry from the centre outward. Adjust the centre point so cuts at all four perimeters are at least 1/2 a tile width.

For irregular rooms, prioritize: full tiles in front of doorways and most-visible areas; cuts hidden under cabinets, behind toilets, and in less-visible corners.

Mark your final layout with chalk lines as guides. Don't trust freehand layout — rooms aren't square and tiles won't end up where you think they will without reference lines.

Mix the thinset

In a 5-gallon bucket, add water per the package instructions. Add the thinset powder gradually while mixing with a drill-mounted paddle.

Mix to a creamy peanut-butter consistency. The mix should hold its shape on the trowel without slumping but should easily transfer when pressed.

Let the thinset 'slake' (rest) for 5 to 10 minutes after initial mixing, then mix briefly again before using. Slaking activates the chemistry and produces stronger bond.

Mix only as much as you can use in 30 to 45 minutes — thinset starts curing in the bucket and becomes unworkable after that.

Trowel thinset and lay tiles

Trowel a small section of thinset onto the membrane (working in 4 to 6 sq ft sections). Use the flat side of the trowel first to press thinset into the membrane texture, then comb in one direction with the notched edge.

Press tiles firmly into the thinset, twisting slightly to seat them in the wet mortar. Tiles should sit flush with each other and at the same height.

Place tile spacers at corners (use 1/16 to 3/16 inch spacers depending on the desired grout joint width).

Wipe excess thinset from tile faces and tile edges immediately with a damp sponge. Cured thinset on the tile face is nearly impossible to remove.

Pro tip: back-butter large tiles (apply a thin layer of thinset to the back of the tile in addition to the troweled bed). This ensures full contact and eliminates hollow spots that crack under foot traffic over time.

Cut tiles for edges and obstacles

For straight cuts: measure from the edge of the last full tile to the wall (minus 1/4 inch for grout/expansion gap). Mark on the tile and cut on a wet tile saw.

For curves and irregular cuts (around toilets, pipes): use a tile nipper for small irregular cuts, or a wet saw with multiple straight cuts approximating the curve. Hole saw with a diamond bit cuts clean circles for pipe penetrations.

Always cut tile face-up on a wet saw to prevent chip-out on the visible side.

Lay all the tile in your work session

Continue troweling thinset and laying tiles, working from the room's centre outward. Use chalk lines as guides to keep rows straight.

Check level and lippage every few rows with a level laid across multiple tiles. Tiles should be flush with each other (no edge proud or recessed).

Finish at the perimeter with cut tiles, leaving a 1/4-inch gap between tile and wall. The baseboard or wall-tile transition will cover this gap, but the gap itself is the expansion space tile needs.

Wait 24 hours, then grout

Cured thinset is required before grouting. Wait at least 24 hours from tile setting (longer if humidity is high or temperature is cool).

Remove tile spacers. Mix grout per the package instructions. Use sanded grout for joints over 1/8 inch wide, unsanded grout for narrower.

Apply grout with a rubber float held at a 45-degree angle. Press grout into joints in multiple directions to fully fill them.

Wait 15 to 20 minutes (until the grout starts to firm up) then wipe excess grout from tile faces with a clean damp sponge in circular motions. Multiple passes with a clean sponge — the first pass removes the bulk; the second pass cleans the haze.

Final cleanup and sealing

After grout has cured (24 hours), buff any remaining haze off the tile faces with a clean dry cloth.

Apply grout sealer with a small applicator brush along all grout joints. Sealer prevents the grout from absorbing moisture and dirt over years. Most sealers need re-application annually in wet areas.

For tile-to-wall and tile-to-tub transitions, apply silicone caulk in the gap (silicone, not grout — caulk handles the slight movement at these joints; grout cracks). Smooth with a soapy finger.

Cure and protect

Stay off the floor for 24 to 48 hours after grouting. Heavy traffic too soon damages the still-curing grout.

Wait a full week before placing furniture, area rugs, or heavy appliances back on the floor. Full thinset and grout cure takes about 28 days; the floor is usable after a week but not at full strength.

Common mistakes that cost you

Frequently asked questions

Can I tile over an existing tile floor?

Sometimes, if the existing tile is sound and well-bonded. Test by tapping with a coin — solid tiles ring; loose tiles thud. Replace any loose tiles before laying new tile on top.

The challenge is height: new tile over old raises the floor by 3/8 to 1/2 inch, affecting transitions, doors, and toe-kicks. For most jobs, removing the old tile is cleaner.

What's the difference between modified and unmodified thinset?

Modified thinset has latex polymers added that improve bond strength and flexibility. Use it for most tile-on-tile or tile-on-substrate applications.

Unmodified thinset is the original Portland-cement formula without polymers. Some uncoupling membranes (Schluter Ditra specifically) require unmodified thinset under the membrane because polymer-rich thinset doesn't cure properly when sandwiched between two non-porous surfaces. Always read the membrane spec sheet.

How do I cut tile around a toilet flange?

Mark the flange location on the tile by holding the tile in position and tracing the flange outline. Drill a 1/4-inch starter hole inside the marked circle, then jigsaw or oscillating-tool the curve.

Leave 1/4 inch clearance between tile edge and flange to allow for thinset and grout. The toilet's wax ring covers the gap.

How do I prevent grout cracking?

Three causes: substrate movement (fix with uncoupling membrane), grout joints too narrow (use sanded grout for joints over 1/8 inch), and grout drying too fast (don't let direct sun or heat hit the grout during cure — keep ambient temperature 60-75°F).

If grout cracks consistently at one specific joint, the substrate is moving more there — usually a missed joint between underlayment sheets or a flexible spot in the floor.

Should I use sanded or unsanded grout?

Sanded grout for joints 1/8 inch wide or wider — the sand provides bulk and prevents shrinkage cracks at wider joints.

Unsanded grout for joints under 1/8 inch — sand would scratch polished tile faces in narrow joints. Glass mosaic and polished marble specifically need unsanded grout.

How long should I wait before walking on a new tile floor?

24 hours minimum after grouting before light foot traffic. 48 to 72 hours before normal use. A week before placing furniture or heavy appliances. Full cure takes 28 days; the floor is at full strength then.

Premature traffic damages the still-curing thinset and grout, causing premature failure even on a properly installed floor.

What's the right way to seal grout?

Apply a penetrating silicone-based sealer with a small applicator brush directly to the grout joints (not the tile face). The sealer absorbs into the grout and prevents stains and moisture absorption.

Re-apply annually in wet areas (showers, bathroom floors), every 2-3 years in lower-moisture areas. A 'sealed' grout that hasn't been re-sealed in 5 years is no longer sealed.
