The Kanata kitchen was beautiful. White oak shaker cabinets, soapstone counter, brass cup pulls, slow-grain hardwood floor. Then the homeowner flicked the lights and the entire room turned blue-grey, like a hospital cafeteria. Six 4-inch pot lights at 5000K. No undercabinet. No dimmer. A high-end kitchen lit by a handful of the wrong LED chips, and it looked like a model home photo at an airport hotel.
That kitchen was rescued with a modest corrective scope. New 3000K modules, undercabinet runs, two pendants over the island, and three dimmers on the right circuits. The change was instant.
Lighting is the highest-impact and lowest-cost finish category in any renovation. The same kitchen reads far more expensive with the right lighting and noticeably cheaper with the wrong lighting, for a small fraction of the overall budget. Here are the mistakes that ruin good Ottawa renovations.
Mistake one: wrong colour temperature
Colour temperature is measured in Kelvin (K). The number matters as much as the brightness:
- 2700K (warm white): The colour of incandescent bulbs. Best for living rooms, dining rooms, bedrooms, and any space meant to feel calm or evening-time.
- 3000K (soft white): Slightly cooler than incandescent. Best for kitchens, bathrooms, and main-floor open areas. The current default for residential renovations.
- 3500K (neutral white): Borderline cool. Acceptable in laundry, garage, mudroom. Not in living areas.
- 4000K (cool white): Office, retail, commercial. Wrong for residential except in workshop or utility spaces.
- 5000K (daylight): Hospitals, parking garages, photography studios. Never in a home. Ever.
Big-box pot lights are often sold at 4000K or in tunable models defaulting to 4000K. The installer puts them in. Nobody changes the setting. The whole house has commercial lighting. We see this on roughly 30 percent of the homes we are called to "upgrade" the lighting in.
Mistake two: single-source rooms
A room lit by one source (one ceiling fixture, or one row of pot lights) feels flat. Real lighting design uses three layers:
- Ambient: Pot lights, ceiling fixtures, indirect cove lights. Fills the room.
- Task: Undercabinet, vanity sconces, pendant over a desk or island. Illuminates work surfaces.
- Accent: Picture lights, wall sconces, integrated shelf strips. Creates focal points and depth.
A kitchen with only pot lights is flat. A kitchen with pot lights, undercabinet, and pendants over the island has depth. The added cost is a modest line in fixtures and circuits. The visual upgrade is dramatic and far outsizes the spend.
The same applies to living rooms (overhead plus floor lamps plus picture lights), bedrooms (overhead plus bedside plus closet), and bathrooms (overhead plus vanity sconces plus shower light). Single-source rooms always look cheaper than they are.
Mistake three: missing or wrong dimmers
Every fixture in a residential renovation should be dimmable. Period. A dimmer is inexpensive at the rough-in stage and several times that to retrofit later. Pay for it once, the first time.
The catch: not all LED fixtures dim well, and not all dimmers work with all LEDs. Cheap LEDs flicker, buzz, or refuse to dim below 30 percent. The fix is to spec drivers and dimmers as a system:
- Pot lights: Use ELV (electronic low-voltage) or 0-10V drivers. Pair with Lutron Caseta or Lutron Diva ELV dimmers.
- Undercabinet LED tape: Use a 24V driver with PWM dimming. Pair with the matching dimmer or controller.
- Decorative fixtures (chandelier, pendants): Confirm the fixture is rated for dimming. Use Lutron Caseta or equivalent.
- Smart switches: Lutron Caseta or Leviton Decora Smart. Avoid no-name smart bulbs in fixed fixtures because they fail and you have to physically replace them.
The 0 to 100 dimmer test
Walk into your house at dusk. Stand in any room. Slowly dim the main fixture from 100 percent to 0 percent. The dimming should be smooth, the colour should warm slightly as it dims (a feature called "warm dim" on better fixtures), and there should be no flicker. If any fixture refuses to go below 20 percent, buzzes audibly, or strobes at low setting, the LED-driver-dimmer combination is wrong. This is the single most common low-cost fix that makes a renovation feel finished.
Mistake four: bad pot light spacing
Pot lights are spaced by a formula: ceiling height divided by 2 equals the spacing between fixtures, in feet. So an 8-foot ceiling gets pot lights every 4 feet. A 9-foot ceiling gets them every 4.5 feet. Edge of the ceiling: 2 to 3 feet from the wall.
Common errors we see:
- Too few: Three pot lights for a 14x16 living room. Light pools and dark corners. Fix: add three more on the same circuit, properly spaced.
- Too many: 22 pot lights for a 12x14 kitchen. Looks like an operating room. Fix: rethink the lighting plan with three or four pot lights plus pendants and undercabinet.
- Bad alignment: Pot lights centred on the room rather than centred on counters and walk paths. Fix: align fixtures to functional zones, not geometric centres.
- Wrong size: 6-inch pot lights in modern construction. The standard now is 4-inch slim "wafer" style or 3-inch trim. 6-inch reads dated immediately.
Mistake five: kitchen island with no pendants
An island over 5 feet long without pendants is an incomplete kitchen. The pendants do three things: they light the work surface (where pot lights cannot reach because they are spread too wide), they anchor the island visually as the room's centrepiece, and they break up the ceiling plane.
The math: pendants centred 30 to 36 inches above the counter, 24 to 36 inches apart for a two-pendant island, 18 to 28 inches apart for three. Centred over the visible counter, not the cabinet underneath. Fixture diameter typically 8 to 14 inches for residential islands.
Cost: a pair of decent pendants plus the rough-in to feed them. Modest in the context of a kitchen budget, and dollar for dollar the highest-impact lighting spend you will make in the room.
I can tell within 10 seconds of walking into a kitchen whether the island has pendants. Without them, it never looks finished. With them, even a basic kitchen looks designed.
Mistake six: bathroom vanity with overhead-only lighting
A vanity lit by a single pot light directly above casts a shadow under the eyes that makes everyone look tired and old. Vanity lighting should come from the sides at face level, not from the ceiling.
The fix is two sconces flanking the mirror at 60 to 66 inches above floor (eye level for most adults), or a single horizontal sconce above the mirror at 78 to 84 inches if the mirror is wide. The light source should be diffused (frosted glass, fabric shade, or opal) to avoid hot spots in the mirror.
Cost: a sconce pair plus rough-in if not already wired. Done at rough-in stage, it is an inexpensive upgrade. Done after drywall is up, it costs several times as much because we are cutting walls. This is why the lighting plan belongs on paper before the electrician starts.
Mistake seven: no undercabinet lighting in the kitchen
An LED tape run under the upper cabinets does three things at once: it eliminates shadows on the counter when you are working, it adds a layer of evening "low light" mode for the kitchen, and it makes the backsplash look intentional. The cost is shockingly low.
The components are simple: 24V LED tape (Lutron, Hera, Tresco), a driver, and install. A typical 14-foot run of upper cabinets covers the whole kitchen for a small line in the budget. Skip this and the kitchen looks unlit during evening dinner prep. Add this and you have a feature that guests notice, for one of the lowest costs per unit of impact in the whole project.
The lighting plan we recommend
For any Ottawa renovation we are doing, the lighting plan we draft as default:
- All ambient pot lights at 3000K, dimmable, 4-inch trim, 90+ CRI.
- All decorative fixtures (pendants, sconces, chandeliers) on Lutron Caseta dimmers.
- Undercabinet LED on every kitchen upper run.
- Vanity sconces at face level in every bathroom.
- At least three switching zones per main-floor open area so you can light only the kitchen, only the dining, or only the living, depending on time of day.
- Closet lights on door-jamb sensors.
- Exterior path and entry lights on dusk-to-dawn or motion sensors.
The lighting upgrade premium over a typical "builder grade" plan is a small share of a whole-house renovation budget. The visual impact reads like a far larger spend on finishes. There is no other budget category with this kind of payoff per dollar.
