A homeowner in Carp finished their basement renovation on a Friday. By Monday morning, every shower in the house ran out of water at minute three. The new ensuite, the kids' bathroom, the laundry, all on the same well, and the system could not keep up.
The original well was sized in 1992 for a 2-bedroom, 1.5-bathroom house with a single laundry. The renovation added a basement bath and a second-floor ensuite. Total fixture count went from 8 to 14, and the well, which had not been tested for capacity in 30 years, simply did not have the recovery rate.
If your home is on well water (and most homes outside the Ottawa urban service boundary are), the well has to be part of the renovation conversation from day one. Here is what you need to know.
How Ottawa-Area Wells Work
Almost all rural Ottawa wells are drilled wells: a 6-inch diameter steel casing driven into bedrock, with a submersible pump installed near the bottom of the casing. The well draws water from fractures in the limestone or shale bedrock that underlies most of the region.
Two numbers matter:
- Static water level. How far from the surface the water sits when the pump is off. Most Ottawa-area wells sit at 15-50 feet.
- Sustainable yield (recovery rate). How many gallons per minute the well can deliver continuously without drawing the water level down to the pump intake. This is the number that drives renovation decisions.
A well that delivered 3 GPM in 1995 may deliver 2 GPM today, or it may deliver 4. Aquifers shift, fractures silt up, and neighbouring drilling can change the local picture. The only way to know is to test.
The 5 GPM Minimum for a Modern House
Industry guidance, and the rule we follow on rural Ottawa renovations, is that a well should sustain at least 5 gallons per minute (5 GPM) over a 4-hour pumping test before you can comfortably add another full bathroom to the house.
The math:
- One shower running flat-out: 2.0-2.5 GPM
- One toilet flushing: 1.5-3.0 GPM peak
- Dishwasher fill cycle: 1.5 GPM
- Washing machine fill: 3-5 GPM
- Outside hose bib: 5-7 GPM
Two showers and a washing machine simultaneously is 7-10 GPM peak, and that is the morning of every house with kids. A 5 GPM well, paired with a properly sized pressure tank, can buffer that peak. A 2 GPM well cannot.
Heads up
The well log on file with the Ontario Ministry of the Environment shows the well's capacity at the time of drilling, sometimes 30+ years ago. That number is not what your well delivers today. Always run a current 4-hour pumping test before you commit to a renovation that adds bathrooms.
Pumping Test: What It Is and What You Get
A proper 4-hour pumping test in the Ottawa area is a modest, well-defined cost and is performed by a licensed well technician. The technician runs the pump at a controlled rate while measuring the drawdown in the casing. At the end:
- Sustainable GPM at a stable drawdown
- Recovery time once the pump shuts off
- Confirmation the pump is functional and the casing is intact
The pumping test is the document that lets your BCIN designer sign off on the new fixture count. Without it, you are guessing, and on rural lots a full well replacement is one of the most expensive surprises a renovation can uncover, so that guess is not one to make.
Water Testing: Health Canada and What Ottawa Inspectors Look At
Pre-renovation testing is also about water quality, not just quantity. Health Canada and the Ontario Ministry of Health publish recommended limits, and Ottawa Public Health offers free bacteriological testing through any community health office.
The full panel before a renovation should cover:
- Total coliforms and E. coli (free at Ottawa Public Health)
- Nitrates and nitrites (a marker for septic or agricultural impact)
- Hardness (Ottawa-area wells often run 200-400 mg/L, which scales fixtures fast)
- Iron and manganese (cosmetic but they ruin laundry, sinks, and tankless water heaters)
- Sulphates and hydrogen sulphide (the rotten-egg smell)
- pH (low pH eats copper plumbing; very high pH causes scaling)
- Sodium and chloride (road salt impact, especially near rural highways)

Knowing what you have before the new fixtures and water heater go in lets you size treatment correctly, instead of finding out the new tankless heater fails after six months because the water is hard and you never installed a softener.
Treatment Systems and What Drives the Cost
Ottawa-area well water almost always needs some treatment. The right combination depends on your test results, and these are the common pieces ranked roughly from simplest to most involved:
- Sediment filter only: the entry-level piece. For visually clean water that just needs dust catching.
- UV sterilizer: required if any coliforms or E. coli show up in testing. Most rural Ottawa wells need one.
- Water softener: standard for the limestone-driven hardness in this region.
- Iron and manganese filter: for wells that stain fixtures or have a metallic taste. One of the more involved pieces because it is sized to the contaminant load.
- Reverse osmosis at the kitchen sink: a point-of-use addition for drinking water in homes with high sodium or nitrates.
- Whole-house combination system: a typical Ottawa rural three-stage setup, the most comprehensive option and the largest line of the group.
What drives the treatment cost is your test results, the number of stages required, and the plumbing labour to tie the equipment in. Doing it during the renovation is significantly cheaper than retrofitting later, because the basement is already open. Pressure Tank: The Most-Forgotten Upgrade
The pressure tank stores pressurized water between pump cycles, so you do not turn on the kitchen tap and trigger the pump every time. The tank's drawdown volume (the usable water between pump-on and pump-off) is what protects you during peak demand.
A typical 1990s house has a 20-gallon pressure tank with about 6 gallons of drawdown. A modern four-bedroom with two full baths and laundry should have 40-65 gallons of tank, with 13-22 gallons of drawdown.
Upgrading from a 20-gallon to a 60-gallon tank is a small equipment line plus a few hours of plumbing labour. It is the cheapest single upgrade you can make for water performance, and it eliminates short-cycling, which is the leading cause of premature submersible pump failure.

Permit Implications
The City of Ottawa does not directly permit residential wells (the Ministry handles the well construction record), but adding bathrooms or fixtures triggers a building permit, and the permit application has to demonstrate the water supply is adequate. Practical impact:
- Your designer asks for the most recent pumping test report.
- If the report is old or missing, you book a test before submission.
- If the well does not meet the new fixture demand, the design either reduces fixture count, adds storage capacity (a buried cistern), or proposes a new well.
- The permit drawings show the well location, casing, and any treatment equipment.
For a basement renovation that adds a full bath, expect the question. Be ready with the pumping test before the permit submission, not after.
When to Drill a New Well
If your existing well consistently delivers under 3 GPM, has a documented history of going dry, or is older than 50 years and has never been rehabilitated, a new well may be the smart move during a major renovation. The scope, in the Ottawa rural area, breaks into these components:
- New drilled well, 100-200 ft to bedrock. Depth to bedrock is the main driver here.
- Submersible pump and pressure switch, sized to the well's yield and the home's demand.
- Trenching from new well to house, tied into existing service. Distance and ground conditions drive this line.
- Decommissioning of old well per Ministry rules.
