DIY Renovations Gone Wrong: 8 Real Ottawa Disasters

Every Monday morning my office gets the same kind of voicemail. "Hi, I started a project myself and now I need help." The voice is always tired and a little embarrassed. The drive to the house always confirms that the situation is worse than the homeowner thought.

I am not anti-DIY. I built my own deck. I framed my own shed. The problem is the homeowner who watches a 12-minute YouTube video on Sunday and starts a kitchen reno on Monday. Here are eight real reno-rescue calls we have run in Ottawa. Names and streets are out. The work is real, and so is the gap between what the DIY "saved" and what the rescue scope demanded.

1. The Barrhaven shower pan that flooded the kitchen

Homeowner watches a video. Buys a pre-formed shower pan from Home Depot. Sets it on the existing subfloor. Tiles up the walls with regular drywall behind the tile. No vapour barrier. No waterproofing membrane. Caulk along the pan-to-wall seam.

Eleven months later the kitchen ceiling below the bathroom started to bubble. By the time we opened it up, three joists were rotted, the kitchen drywall was gone, the kitchen floor had water damage, and there was active mould in the wall cavity behind the shower.

The rescue scope: gut the shower, full mould remediation, joist and subfloor repair, and a rebuilt kitchen ceiling and floor below. The DIY materials were cheap. The damage 11 months later cost many times what the homeowner thought he had saved on labour. The waterproofing assembly behind tile (cement board, membrane, mud bed, sloped pan) is the entire point of a bathroom. Skip it and you are not building a shower, you are building a lawn sprinkler aimed at your subfloor.

2. The Stittsville load-bearing wall that almost dropped a roof

Homeowner wanted an open kitchen. Watched videos. Determined his wall was "probably not load-bearing" because the floor joists "looked like" they ran parallel to it. Took the wall out himself with a sledgehammer over a weekend.

By Tuesday morning the second floor had dropped 7/8ths of an inch in the centre of the house. Cracks ran across two upstairs ceilings. The bedroom door upstairs would no longer close.

That wall was load-bearing. The joists on the second floor were tied into it directly, not parallel as he thought. We installed temporary shoring, ran emergency structural engineering, specified a steel beam, dropped the second floor back to level with screw jacks, and redid the upstairs finishes. The emergency rescue, plus the full kitchen we then did, ran a multiple of what a planned project would have cost. Six-month delay.

Load-bearing walls are not optional

You cannot tell from the floor above whether a wall is load-bearing. Joist direction is one signal, but transfer beams, bearing posts, and historical modifications can make any wall structural. Ontario Building Code §9.36 and §9.10 require structural engineering for any structural alteration. The engineering fee is a small, predictable line item. The fix when a DIY wall removal fails is an open-ended emergency scope worth many times more.

3. The Orleans pot lights that burned a ceiling cavity

Eight pot lights, retrofit type, installed by the homeowner in a 1978 ceiling. The original ceiling insulation was loose-fill cellulose, settled and packed against the new fixture cans. The fixtures were not IC-rated (insulation contact). They were not Type IC at all.

Six months later, smoke started seeping out of one fixture during a Sunday dinner. Fire crew came. Cavity was charred. The fixture had been running hot for months and the cellulose was acting like a fire blanket.

Repair: drywall, insulation, fixture replacement, and electrical, plus an ESA inspection on the upper floor system. DIY electrical requiring permits in Ontario covers any new circuit, panel work, or wet-location work. Pot lights in insulated ceilings strictly require IC-rated fixtures. ESA does not care if you watched the video. They care that you pulled the permit.

4. The Glebe kitchen floor that was never level

Homeowner DIYed a kitchen renovation in a 1922 century home. Tile floor laid directly on the original 1x6 plank subfloor. No leveller. No uncoupling membrane. He tiled it.

Within four months, 14 of the 80 floor tiles had cracked. By month nine, 27 had cracked. The grout had failed in long lines across the whole floor. The fridge had settled into a low spot.

The fix was demolition of the entire tile floor, structural review of the subfloor, leveller compound across 240 sqft, uncoupling membrane, and re-tiling. The rebuild cost many times the materials he had bought to do it himself, plus the four months of a half-broken kitchen.

Plank subfloors in pre-1950s Ottawa homes need plywood overlay, leveller, and uncoupling membrane before any tile goes down. There are no shortcuts. Every century home is fighting the original carpenter who never imagined porcelain tile.

5. The Findlay Creek basement with no vapour control

Homeowner finished his own basement. Studs sat directly against the concrete foundation. Pink fibreglass insulation between the studs. Drywall over top. No poly. No closed-cell foam. No air gap.

Within two winters, every exterior wall in the basement had black mould behind the drywall. The fibreglass was wet. The studs were spotted with white powder mineral deposits. The whole basement smelled like a cave.

Ontario Building Code §9.25 requires a continuous air and vapour barrier on the interior side of below-grade walls in heated spaces, plus an R-value that meets §9.36 energy code minimums. The DIY assembly violated three sections of the OBC and trapped condensation in the wall cavity all winter.

Rescue: demo all the basement walls, install proper closed-cell spray foam to the concrete, frame off the foam, insulate the cavity, vapour barrier, drywall, finish, plus mould remediation. He paid for the basement twice.

6. The Hintonburg DIY plumbing that flooded the basement

Homeowner moved a kitchen sink himself. Connected the new drain with PEX, ran the supply lines without proper venting, used compression fittings on the trap. The whole assembly was hidden behind a beautiful new cabinet bank.

Three weeks in, the unvented drain pulled the trap dry and sewer gases entered the kitchen. He fixed that with another video. Two months later the compression fitting failed while the family was away for a weekend. Three days of unnoticed flow. The basement had eight inches of standing water. Everything finished down there was destroyed. Insurance covered some of it; the deductible plus the un-covered DIY work left him with a large out-of-pocket loss. Plumbing in Ontario requires a licensed plumber for new fixture work. OBC §7 and City of Ottawa permits are both clear. DIY plumbing is the single most common source of insurance claim disputes I see.

7. The Kanata addition with no permit

Homeowner built a 200 sqft sunroom addition off the back of his house. Slab on grade. Stick frame. Vinyl windows. He pulled no permit. He hired no engineer. He framed it himself with help from a neighbour.

Two years later he tried to sell. Lawyer pulled the permit history. No record of the addition. He applied for a retroactive permit: engineering, survey, permit fees, and remedial work to bring the assembly up to OBC §9 (insulation upgrade, vapour control, footing depth verification). The deal fell out of escrow, the buyer walked, and the next listing sold for less. The total cost of "saving the permit" — retroactive work, lost sale value, and a year of his life — dwarfed what the original permit and a planned build would have cost.

8. The Nepean DIY tile that fell off the wall

Bathroom feature wall. Large-format porcelain tile, 24 by 48 inches each. Homeowner watched a video. Used standard thinset on regular drywall. No mortar coverage check. Tiled the whole wall over a long weekend.

Seven weeks later he heard a crack at 2am. Three tiles had fallen onto the toilet. By morning four more had hollow spots when tapped. Large-format tile requires specific thinset, full back-buttering, 95% mortar coverage, and (in wet areas) cement board or waterproof membrane. None of that is intuitive. None of it shows up in the video. The redo cost several times the original DIY materials, plus replacement tile on a 6-week lead time, leaving the bathroom partly out of service.

The cheapest renovation you can do is the one a professional does once. The most expensive one is the one you do twice.

The pattern under all eight

Look at every story. There is no exotic failure here. The patterns are predictable:

DIY projects that go fine: painting, hardware swaps, trim, baseboards, surface-level cosmetic work. No hidden assemblies, no water, no electrical, no structural, no permits. We cheer the homeowners who do these themselves. DIY projects that go wrong: showers, walls coming out, new circuits, insulation, plumbing relocations, additions. Anywhere a permit is required.

The honest test before you start

Ask yourself these questions before you swing a hammer on any project bigger than paint:

  1. Does the project require an Ottawa building permit? If yes, stop.
  2. Does it involve water, drainage, or waterproofing? If yes, hire a pro.
  3. Does it touch structure (walls, beams, joists, columns)? If yes, hire an engineer first.
  4. Does it touch electrical beyond a fixture swap? If yes, hire an ESA-licensed electrician.
  5. Does it require an assembly hidden behind drywall (insulation, vapour barrier, framing)? If yes, you cannot inspect your own mistake.
  6. Could a failure cause water damage, fire, or structural collapse? If yes, the fix cost dwarfs the labor savings.
