Half the kitchen islands I see in Ottawa homes should not exist. They are too big for the room, too close to the perimeter cabinets, too crowded with sinks and cooktops, and they kill the workflow they were supposed to create. The other half are properly sized, properly placed, and they are the best part of the kitchen.
The difference is not money. The difference is rules. Real ones, with real numbers. Pros follow them because we have built enough islands the wrong way to know what fails.
Here are the rules I give every kitchen client in our design phase, and the reasoning behind each one.
Rule 1: Clearance is not negotiable
The minimum clearance between an island and the perimeter cabinets is 42 inches. The recommended clearance is 48 inches. The luxurious clearance is 54 inches.
Below 42 inches, two people cannot pass. The dishwasher door cannot fully open with someone standing across from it. Drawer pulls and oven handles bang each other. We have seen 36-inch aisles built by contractors who wanted to fit a bigger island. They are unusable.
What this means in practice: a 14-foot wide kitchen with cabinets on both walls (24-inch deep cabinets) leaves 10 feet for the island plus aisles. With 48-inch aisles on both sides, the island is 24 inches deep. With 42-inch aisles, the island is 36 inches deep. Below that, you do not have an island. You have a peninsula.
The seating clearance you forgot
If your island has stools on one side, the seating side needs an extra 12 to 14 inches behind it, for a person at the stool to push back to stand. So an island with stools on the south side needs 42 inches between the island top and the perimeter on the work-side, AND about 36 to 44 inches behind the stool on the seating-side. That is the most-missed dimension in DIY designs.
Rule 2: Size to the room, not to the Pinterest board
The most-asked question we get is "how big should my island be?" The honest answer is: as big as the room can support without breaking rule 1.
Common island sizes we install in Ottawa kitchens:
- Compact (24" by 60"): works in 12-foot wide kitchens, prep and seating only. About 10 square feet of top surface.
- Standard (36" by 84"): the most common size. Fits a small sink, prep area, and 2 to 3 stools. Works in 14-to-15-foot kitchens.
- Generous (42" by 96"): needs a 16-foot or wider kitchen. Holds a sink, prep, plus 3 to 4 stools, plus appliance access.
- Statement (48" by 120" or larger): needs an open-concept floor plan. Often the design centerpiece. Requires careful structural support if a stone slab over 100 square feet sits on top.
The mistake is wanting the 48-by-120 island in a 14-foot kitchen. You either get an unusable aisle (rule 1 violation) or you sacrifice perimeter cabinetry to make space. Both fail.
Rule 3: Decide what the island is for, then build it
An island can be a prep zone, a sink zone, a cooking zone, a seating zone, a serving zone, or a combination. Each combination forces real engineering choices.
Prep + seating (the safe pick)
The most common island we install. No plumbing, no gas, no exhaust. Just a beautiful slab top with stools on one or two sides and storage below. Lowest cost, highest visual impact, easiest to renovate later.
Sink island
The sink-on-island layout is what most clients ask for. It looks great. It also creates real complications:
- Plumbing rough-in needs to be set under the slab during framing. Re-locating it later is a major headache that means opening the floor again.
- Garbage disposal noise is now central in the room, not against a wall. Choose a quiet model (InSinkErator Evolution Excel or higher).
- Splash protection on the seating side becomes a real concern. We add a 4-inch raised counter on the seating side or specify a deeper basin (10-inch deep minimum).
- Dish dirty-zone is now visible from the dining or living area. Plan for that.
Cooktop island
The hardest island to do right. It needs ventilation. Downdraft systems (Bora, Jenn-Air) are a premium line item but cleanest visually. Overhead island hoods are visually heavy and require ducting through the ceiling, which means working around joists, attic clearance, and roof penetration.
If you want a cooktop island, look hard at induction with downdraft. Induction does not need the same exhaust capacity as gas, the downdraft is more capable, and the visual is uncluttered.
Combination islands
Sink plus cooktop on one island is the hardest layout. Code in Ontario requires 24 inches of landing space on either side of a cooktop and 18 inches on either side of a sink. So a sink-and-cooktop island needs at least 96 inches of length to fit both with proper clearances. That is a big island.
Rule 4: Stools have rules too
For counter-height seating (36-inch island top), stools need a 24-to-26-inch seat height and 12 to 15 inches of overhang from the counter edge to allow knees underneath.
For bar-height seating (42-inch island top), stools need 30-inch seat height and the same 12 to 15 inches of overhang.
Per stool, allow 24 inches of width. So an 84-inch island can comfortably seat three stools. A 60-inch island can seat two. A 96-inch island can seat four.
The Pinterest mistake is wanting four stools on a 72-inch island. The math does not work. You end up with stools touching each other and elbows in everyone's space.
Rule 5: Electrical is a code issue, not a preference
Ontario electrical code requires GFCI outlets within 36 inches of any island countertop edge if the island is over a certain size. The clean visual is to put the outlets on the side of the island (under the overhang) or pop-up outlets in the counter top. Pop-ups carry a premium per unit but are worth it because they hide flush.
What we install on every island:
- One GFCI duplex outlet on each long side, mounted in the toe-kick area or under the overhang
- One pop-up outlet in the counter top for kettle, blender, charging
- USB-C ports built into the pop-up (Legrand or Lutron Caseta integration)
- Pendant light circuit with dimmer, separate from the main kitchen lights
- Under-counter LED strip on the seating side (warm white, motion-triggered, optional)
Rule 6: The waterfall edge is a commitment
Waterfall edges (where the slab continues down the side to the floor) are a current trend that costs serious money. A 12mm quartz waterfall on both ends of an island is a substantial add to the slab cost depending on the material, because it takes more stone and far more fabrication.
It looks great. It also locks you into that exact island position forever. You cannot reconfigure later without re-fabricating the whole slab. We install waterfalls when the client commits to the layout. We discourage them on first-time renovators who might second-guess the kitchen in a year.
Rule 7: Lighting over the island is a fixed budget item
Pendants over the island are the focal point. Plan for three pendants on a standard island, two on a smaller one, four on a generous one. Centre them visually, not based on the island length, but based on the seating positions.
Hanging height: 30 to 36 inches from the counter top to the bottom of the pendant for counter-height islands. 28 to 32 inches for bar-height. Higher than that and the pendants look adrift. Lower and they block sight lines across the kitchen.
Pendant budget: do not buy the cheapest pendants over the island. They are the jewelry of the kitchen and the cheap ones look cheap immediately. Visual Comfort, Hudson Valley, Allied Maker, Cedar and Moss, and the pendants from Article are the ones we specify most. A quality pendant is a small line item against the whole island and one of the highest-impact upgrades you can make.
The single number to remember: 48 inches of clearance, 36 inches of island depth, 84 inches of island length, 36-inch standard counter height. That is the safe default for most Ottawa kitchens. Deviate only when you have a specific reason and the room can support it.
Rule 8: Structure matters more than you think
A 4-by-9-foot quartz island slab weighs about 600 pounds. A natural marble slab the same size weighs 700-plus. The island base needs to support that without flexing.
What we build:
- Cabinet boxes on a continuous plywood base, levelled with shims, screwed to subfloor
- Inner ladder frame of 2x4 lumber tying boxes together
- 3/4" plywood substrate full-length under the slab, screwed and glued
- If the island has a deep overhang for seating (more than 12 inches), steel angle brackets bolted into the cabinet ladder, hidden inside the slab
The DIY mistake is supporting a 14-inch overhang with corbels (visual brackets). Corbels look right but are weak. Steel hidden brackets are the engineering.
What drives the cost of an Ottawa island
For a standard 36-by-84 island built into a mid-tier kitchen renovation, the price is built from these line items. Each one is a real cost driver, and each shows up itemized in the written proposal:
- Cabinet boxes and doors (in-house build) — driven by the run length, door style, and finish
- Quartz slab top with mitred edge — driven by the material grade and the edge profile
- Plumbing rough-in (if a sink lands on the island) — driven by how far the drain and supply have to travel
- Electrical (outlets, pop-up, pendant circuit) — driven by the number of circuits and integration
- Pendant lights over the island — driven by the fixtures you select
- Stools — driven by the seat count and the line you choose
The island is usually 18 to 25 percent of the total kitchen cost. The way to control it is to decide the function first (Rule 3), then choose finish level by line item rather than chasing a number. We give you a clear written breakdown so every one of these is a visible choice.
