Coach house / coach home

The term the City of Ottawa and By-Law 2008-250 use most often for a detached second dwelling in the rear yard. It is the name that ends up on your permit and zoning file.

Garden suite

Ontario's Bill 23 wording for the same detached backyard unit. You will see "garden suite" in provincial policy and in newer Ottawa zoning references — it means the same building as a coach home.

Laneway house, ADU, granny flat

In most of Ottawa's urban and suburban zones, no additional on-site parking is required for a coach home or garden suite under the current by-law. Some outer zones still ask for one space. A home inside a Heritage Conservation District, or with its own heritage designation, can still add a coach home. The design simply goes through an added heritage review, and the exterior materials and massing have to respect the district's guidelines. Yes. Foundation work is scheduled around frost, and once the shell is framed, closed in, and temporarily heated we finish the interior right through winter with no loss of quality. On rural and estate lots served by a private well and septic, a garden suite is still possible, but the septic system has to be sized, and sometimes upgraded, for the extra bedrooms, and a qualified designer files the septic approval.
