Why Ottawa homeowners choose Dream Touch for bathroom renovations

Dream Touch Renovations has been Ottawa's trusted bathroom contractor Ottawa families rely on since 2004, with more than 500 bathroom projects completed across Barrhaven, Kanata, Orleans, Westboro, Nepean, Manotick, the Glebe, Hintonburg, and every neighbourhood in between.

As a Licensed Ontario General Contractor, fully insured, we are the bathroom renovation company Ottawa homeowners choose when they want the build done once, properly, with written fixed-price contracts and a 1-year workmanship warranty. Our in-house team of plumbers, electricians, tile specialists, and cabinet makers completes every bathroom renovation Ottawa project under one roof, with no subcontractor chains and no finger-pointing.

We specialize in five bathroom renovation categories. Ensuite renovation Ottawa projects are the luxurious primary bathroom connected to your main bedroom, a primary bathroom Ottawa renovation typically featuring a walk in shower Ottawa with frameless glass, freestanding soaker tub, double vanity, and spa lighting. Small bathroom renovation Ottawa makeovers are Ottawa's most common bathroom type, 40–60 sq ft main bathrooms that need careful layout planning and durable finishes for several users. Powder room renovation Ottawa projects deliver the highest visual impact per square foot in your home, since it's the bathroom your guests use. Accessible bathroom Ottawa and barrier free bathroom Ottawa builds use aging-in-place design with zero-threshold showers, grab bars, and universal design bathroom Ottawa principles, finished in a residential style. We also build basement bathroom additions as part of our basement renovations projects.

The main difference between a Dream Touch custom bathroom Ottawa build and a kit-renovator's is waterproofing. Most Ottawa bathroom renovation failures show up two to five years later as cracked grout lines, soft subfloors, or black mould behind the tile, the result of a contractor who skipped proper bathroom waterproofing Ottawa to shave a few line items off the quote.

Dream Touch installs full Schluter-Kerdi waterproofing membrane on every shower and wet wall, every time, with documented photo records delivered to you as part of your project file. Ottawa's humidity swings, freeze-thaw cycles and hard winter-summer transitions are tough on a bathroom, and that membrane is what makes ours last.

Every Dream Touch bathroom is backed by our 1-year workmanship warranty, up to 25-year manufacturer warranties on fixtures, and Tarion-equivalent coverage where applicable. Explore our Financing options for renovation loan solutions through our three trusted Ottawa mortgage partners.

Project story: an accessible primary bathroom in Orléans, rebuilt in 2024 so a man home after a stroke could bathe on his own again: the brief, every feature, the permits and the timeline.

The thing most Ottawa bathroom contractors don't tell you

Your bathroom will fail in 3–5 years if waterproofing is done wrong.

The single biggest reason Ottawa homeowners call us for "redo" bathroom renovation Ottawa projects is that the original contractor skipped proper bathroom waterproofing Ottawa. Proper waterproofing costs slightly more upfront and saves thousands long-term; this section shows what it involves.

Without proper waterproofing, water passes through grout (which is porous by nature), saturates the cementitious backer board, rots the subfloor below, and breeds mould inside the wall cavity. Homeowners see cracked grout at year 2, soft flooring at year 3, and discover black mould behind the tile at year 5 when they pull the wall.

Remediation often means a full gut-and-rebuild of the wet wall, on top of the price of the new renovation itself. Every Ottawa bathroom renovation we redo for an unhappy homeowner has this exact failure pattern.

Under Dream Touch's waterproofing specification, every wet wall and shower receives Schluter-Kerdi sheet membrane (or equivalent bonded waterproofing) installed directly under the tile. Corners and seams are sealed with Schluter-Kerdi-Band. Every drain is Schluter-Kerdi-Drain compatible with integrated waterproof flashing.

The entire assembly is independently tested to TTMAC, the gold standard for bathroom waterproofing in North America. We also document every waterproofing layer with timestamped photos delivered to you at project handover.

Proper bathroom waterproofing Ottawa adds a modest amount to a bathroom renovation depending on size and layout. Many contractors skip it because the customer never sees it, and it cuts into their margin. Dream Touch includes it as standard on every shower and wet wall, never as an upgrade or an optional line item.

If a bathroom renovation quote is much cheaper than ours, ask what waterproofing system they're using. If they say "just green board" or "we use a waterproof paint", walk away.

Permits, code and older Ottawa houses

What an Ottawa bathroom renovation has to clear before the tile goes up.

The City of Ottawa decides when a bathroom needs a building permit. The Electrical Safety Authority and the Ontario Building Code set what the inspectors check. The age of your house decides what turns up behind the wall.

  1. 1

Moving plumbing or walls needs a City of Ottawa building permit.

The City of Ottawa's "Do I need a building permit?" page lists "alterations, additions or extensions to a plumbing system (except replacing existing fixtures)" as permit work, along with adding or removing walls. The same page exempts replacing bathroom cabinets when the plumbing fixtures stay in the same location, new flooring, and painting. A toilet swapped in place needs no building permit. Move it across the room and it does.

Older neighbourhoods have one exception to watch. The City says designated heritage buildings and buildings in a Heritage District Overlay are not subject to the exemptions, so even a cabinet-and-floor job there starts with a call to a Building Client Service Centre.

Next stepHow an application is filed, reviewed and inspected: our guide to Ottawa building permits.
  2. 2

Electrical work needs an ESA notification, separate from the permit.

The Electrical Safety Authority, which administers the Ontario Electrical Safety Code, states that all outlets within 1.5 metres of a sink must be GFCI-protected. In a bathroom that means the vanity outlet at minimum.

ESA also says a building permit is not the same as an electrical notification, and a job may need both. A heated floor, a new fan circuit or moved lighting gets filed with ESA before the work starts, by the Licensed Electrical Contractor or by a homeowner doing their own wiring.

  3. 3

The exhaust fan has a code minimum, and it is low.

Ontario's 2024 Building Code took effect on 2025-01-01. Its Article 9.32.3.7 sets a minimum of 50 cfm for a supplemental bathroom exhaust fan, according to the Heating, Refrigeration and Air Conditioning Institute of Canada's comparison of the 2012 and 2024 codes.

That 50 cfm is what passes inspection. Our own specification, in mistake 2 further down this page, is 80 to 110 CFM with a humidistat or timer, because an Ottawa bathroom has to clear shower steam through a winter when nobody opens a window.

  4. 4

Code-minimum waterproofing is tile, not a membrane.

The Ontario Building Code's waterproof-finish article, 9.29.2.1, calls for a waterproof finish at least 1.8 m above the floor in a shower stall and 1.2 m above the rim of a tub that has a shower, as the City of Markham's builder tip on the 2012 code sets out. The next article accepts ceramic tile as that finish, and Article 9.29.10.4 asks for the tile to sit on moisture-resistant backing.

So grout-jointed tile on water-resistant board meets the minimum. Grout is porous, which is why every Dream Touch shower gets a Schluter-Kerdi membrane under the tile, one layer more than the code asks for.

  5. 5

Older Ottawa houses hide three things behind a bathroom wall.

Knob-and-tube wiring comes first. ESA dates it to homes wired from the early 1900s to the 1940s. The 2021 Ontario Electrical Safety Code deleted its installation rules without making that retroactive, so existing runs are legal, but ESA notes that many insurers will not provide or renew coverage on a home that has it. An open bathroom wall is when that circuit is easiest to reach.

Old supply and drain lines are next. HomeStars' Ottawa guide notes that heritage homes in the Glebe, Sandy Hill and Rockcliffe Park often have older cast-iron or copper plumbing that costs more to work around. Our own guide to budgeting a bathroom renovation adds that pre-1980 houses sometimes have galvanized steel supply lines corroded to half their original diameter.

The third is the water service itself. The City of Ottawa says homes potentially affected by a lead water service pipe are typically those built before 1958. The only visible stretch runs between the basement floor and the water meter, and the City suggests scratching it with sandpaper to expose bare metal. It takes a minute while the plumber is already on site.

  6. 6

Winter decides where the fan duct can run.

A bathroom fan pushes warm, wet air through a duct, and in an Ottawa January that duct often crosses a cold attic. The U.S. Department of Energy's Building America Solution Center, run by Pacific Northwest National Laboratory, says to insulate the duct to minimize condensation and to vent the fan directly outside, not into an attic or crawlspace.

It also recommends a terminal on the side wall slightly below the fan, so the duct slopes down and condensation drains away from the housing.

Our budgeting guide flags the older version of this problem: a fan that was vented into the attic instead of outside. Rerouting that duct adds labour, so it belongs in the quote before demolition, not in a change order after it.

What's included in a Dream Touch Ottawa bathroom

Every scope. Every layer. Every hidden detail.

A bathroom renovation is eight trades working in sequence. Skip one and you get problems that won't show up for years. A complete Dream Touch Ottawa bathroom renovation includes all of them.

Demolition & Protection

Full demolition down to studs and subfloor. We protect floors, doorways, and HVAC with dust barriers. Debris hauled same-day.

Plumbing Rough-In

Licensed plumber relocates supply, drains, and venting as needed. Pressure-tested before any walls go back up. All work permitted.

Electrical Upgrades

Vanity outlets to modern GFCI code, bathroom-rated pot lights, integrated fan+light combos, heated floor wiring. ESA permitted and inspected.

Waterproofing System

Schluter-Kerdi membrane on every wet wall, waterproofed drain flashing, tested before tile. The layer most Ottawa contractors skip.

Tile Installation

Large-format porcelain or natural stone, laser-levelled, proper thinset, consistent grout lines. Premium installation by in-house tile specialists.

Vanity, Counter & Fixtures

Custom or premium stock cabinetry, quartz or natural stone counters, undermount sinks, soft-close drawers. From Kohler, Grohe, Delta, TOTO.

20 years of bathroom renovations has taught us this

The 7 most expensive mistakes Ottawa homeowners make with bathroom renovations.

If you are asking what to avoid when renovating a bathroom, start with these seven. Every single one of these mistakes shows up in the bathrooms we redo for clients who went with the wrong contractor. Avoid these and your bathroom will last 30+ years.

  1. 1

Skipping proper waterproofing to trim the quote.

The contractor uses green board + waterproof paint instead of a proper membrane. Grout cracks at year 2, black mould appears behind walls at year 5. Remediation then costs far more than doing it right the first time, often a full gut-and-rebuild of the wet wall.

Dream Touch fixSchluter-Kerdi membrane on every wet wall, with no exceptions.
  2. 2

    Undersizing the exhaust fan.

Builder-grade fans move 50 CFM. A proper Ottawa bathroom needs 80–110 CFM with a humidistat or timer. Without that you get lasting humidity, peeling paint, fogged mirrors and moisture inside walls.

Dream Touch fixContinuous-duty fans sized to cubic footage + auto humidistat control.
  3. 3

Choosing tile that looks great in the showroom but fails at home.

Polished stone scratches, honed marble absorbs soap, and large-format tile lippage ruins the visual. Selection errors mean tearing out and re-tiling, one of the most expensive redos in a bathroom.

Dream Touch fixTile consultation with onsite lighting test. We specify tile for how it performs as well as how it looks.
  4. 4

Going with the cheapest quote without asking about subfloor.

Cheap quotes assume the subfloor is fine. Then demo reveals rotted OSB and the "surprise" change order arrives, a hidden cost that should have been priced up front.

Dream Touch fixWe inspect subfloor at design stage with a moisture meter. Subfloor replacement (if needed) is priced in the original quote.
  5. 5

    Relocating plumbing "because it's easy."

Moving a toilet drain 4 feet sounds minor, but it means opening the ceiling below, rerouting the vent stack, and re-inspecting. Adds significant labour and roughly 3 weeks if not planned.

Dream Touch fixOur plumber meets you at design stage to confirm what can and can't be moved, before the contract is signed.
  6. 6

Forgetting to upgrade electrical to current code.

Older Ottawa homes have 15-amp bathroom circuits with no GFCI. Modern fans, heated floors, and vanity lights overload them. The code inspection fails and the project stalls 2 weeks.

Dream Touch fixFull electrical assessment at design stage. Panel and circuit upgrades priced into the contract.
  7. 7

    Picking finishes after demolition starts.

Tile, vanity, and fixture lead times in Ottawa are 4–12 weeks. Starting demo before materials arrive means dead time mid-project. Adds 3–6 weeks.

Dream Touch fixWe don't swing a hammer until every material is delivered to our warehouse. Your contract ties the start date to material delivery.

Ottawa bathroom renovation pricing is driven by room size, fixture and finish selection, tile choice, cabinetry, plumbing or electrical relocations, waterproofing, and permits. A powder room costs far less than a full custom primary ensuite. Every Dream Touch bathroom renovation is a written, fixed-price contract with a clear itemized breakdown, full waterproofing, and permits included, so you understand exactly what you're paying for before work begins.
Active construction runs 3–8 weeks depending on scope. Total project timeline from first consultation to handover is typically 10–20 weeks, including material lead times (4–12 weeks for tile and fixtures). Dream Touch doesn't start demolition until every material is delivered, which avoids mid-project delays.
Yes, for most scopes. Plumbing relocations, electrical upgrades, and ventilation changes all require permits. Cosmetic-only renovations (vanity swap, paint, fixture replacement) may not. Dream Touch handles every permit required and flags the minority of projects that don't need one.
In Canadian usage, an "ensuite" is a bathroom accessed only through a bedroom (typically the primary bedroom), while a "main bathroom" is accessed from a hallway and used by multiple family members or guests. Ensuites typically have larger footprints, more luxurious fixtures, and higher budgets; main bathrooms prioritize durability and multi-user function.
Yes, bathroom renovations happen year-round in Ottawa. Winter is our busiest season. Fixture lead time (4–12 weeks) matters more than the weather, and your schedule starts when you commit to a design.
For most homeowners, yes, especially if it's not your only bathroom. We set up dust barriers and schedule noisy work during business hours. If it's your only bathroom, the "rough" phase (3–5 days without fixtures) means staying with a friend or in short-term accommodation. We coordinate this timing with you.
Ask your contractor what waterproofing system they use and request photos from every waterproofing layer before tile goes up. Dream Touch documents every layer of our Schluter-Kerdi system with timestamped photos, delivered to you as part of your final documentation package. If a contractor says "we use mold-resistant drywall" or "green board is enough", they're not waterproofing properly.
Ottawa bathroom renovations typically return 60–75% of cost at resale, with luxury primary ensuites often reaching 80–100%. Beyond nominal ROI, renovated bathrooms help a home sell faster, since the #1 feature Ottawa buyers evaluate during home tours is bathroom condition.
Yes. Dream Touch specializes in barrier-free and universal design bathrooms, including zero-threshold walk-in showers, grab bars, roll-under vanities, slip-resistant flooring, all finished in a residential style. Many of our accessible bathrooms are also designed for forward-planning families who want the renovation to still work in 20 years.
We call you the same day with options and exact additional costs. Nothing proceeds without your written approval. Most Ottawa bathroom renovations (especially in homes built before 2000) reveal at least some hidden issue, typically subfloor damage, outdated galvanized plumbing, or small mould patches. We price a 10–15% contingency into every contract for this.
Yes. It is one of the most efficient ways to add bathroom count and property value. See our Basement Renovations page for full basement + bathroom combination projects.
Most Ottawa homeowners finance bathrooms through HELOC (Home Equity Line of Credit), home improvement loan, or refinance. For larger primary ensuite renovations, construction financing is also available. See our Financing page for our three trusted Ottawa mortgage partners.
