Newer homes, unfinished potential
Barrhaven is one of Ottawa's youngest and fastest-growing suburbs, and that shapes almost every renovation here. Most homes are recent builder construction — the bones are modern, but a lot of the space was left unfinished for the owner to complete.
Housing stock by era
Old Barrhaven and Longfields include 1980s–90s homes, while Chapman Mills, Stonebridge, Davidson Heights and Half Moon Bay are largely 2000s-and-newer construction. These homes generally have tall, dry basements and open main floors, so the work here is less about fixing dated bones and more about completing and personalizing space the builder left plain.
The unfinished builder basement
The single most common Barrhaven request is finishing the unfinished basement that came with the house. Done properly, that means more than framing and drywall: a legal bedroom needs an egress window sized to the Ontario Building Code, and the finished ceiling height has to meet code. We design basements to those rules from the start so the added bedroom, bathroom or rec room is legitimate living space — not something that fails at resale or insurance time.
Servicing and permits
Barrhaven’s suburban homes are on full municipal water and sewer, which keeps basement bathrooms and kitchen work straightforward. As part of the City of Ottawa since amalgamation in 2001, Barrhaven permits go through the City’s MyServiceOttawa process — a step we manage for every project that needs it, including most basement finishes and additions.

Barrhaven renovation questions
Do you finish basements in Barrhaven builder homes?
Yes — it’s our single most common Barrhaven project. Many Half Moon Bay, Stonebridge and Longfields homes came with an unfinished basement, and we finish them into legal bedrooms, bathrooms and rec rooms designed to Ontario Building Code egress and ceiling-height rules.
What areas of Barrhaven do you serve?
All of them — Old Barrhaven, Longfields, Chapman Mills, Stonebridge, Davidson Heights and Half Moon Bay. We tailor each project to whether your home is 1980s–90s stock or newer 2000s construction.
Do I need a permit to finish my Barrhaven basement?
Most basement finishes that add rooms, plumbing or egress windows require a City of Ottawa building permit. We handle the permit process through MyServiceOttawa as part of the project so the finished space is fully code-compliant.
