Our home base — and where we know the housing stock best

Nepean is where our office sits, and it's some of the most familiar ground we work on. It's an established, mostly mid-century suburb, which makes it very different to renovate than Ottawa's newer edges.

Housing stock by era

Established pockets like Bells Corners, Craig Henry, Arlington Woods and Trend-Arlington are dominated by 1950s–1970s bungalows and split-levels, often with solid bones but compact, compartmentalized layouts. Centrepointe and Parkwood Hills add later builds and infill. These older homes reward careful structural planning — opening a load-bearing wall between a small kitchen and living room is one of the most common ways we modernize a Nepean bungalow.

Servicing and older systems

Urban Nepean is on full municipal water and sewer, so plumbing scope is rarely the constraint. The bigger consideration in older homes is what’s behind the walls: original wiring, cast-iron drains and undersized electrical panels are common in mid-century stock, and we plan for those upgrades as part of any down-to-the-studs kitchen or bathroom so the finished space is code-compliant, not just cosmetic.

Aging in place and permits

Because many Nepean owners have been in their homes for decades, accessibility and aging-in-place retrofits are a steady part of our work here — curbless showers, wider doorways, and main-floor bedrooms and baths. Nepean has been part of the City of Ottawa since amalgamation in 2001, so permits follow the City’s standard MyServiceOttawa process, which we handle end to end as part of the project.

Yes. Much of Nepean’s Bells Corners, Craig Henry and Trend-Arlington housing dates to the 1950s–70s. We plan for the structural and mechanical realities of mid-century homes — load-bearing walls, older wiring and drains — so the finished renovation is fully up to code.

Can you do accessibility or aging-in-place renovations?

Yes. Curbless showers, wider doorways and main-floor bed-and-bath conversions are among our most common Nepean projects, and we design them to keep homeowners comfortably and safely in the homes they’ve had for years.
