Houses built before 1990 in Ontario often contain asbestos somewhere — vermiculite attic insulation, popcorn ceilings, vinyl floor tiles, pipe wrap, drywall joint compound, exterior siding. Asbestos itself is not dangerous when undisturbed and intact. The danger is fibres released into the air during cutting, sanding, scraping, or demolition. Inhaled fibres cause mesothelioma and asbestosis, often decades after exposure.
If you suspect asbestos, stop. Don't sand it, don't cut it, don't tear it out. The right move is to test, then either leave it in place or hire licensed abatement. This guide walks through how to recognize, test, and handle suspected asbestos correctly.
Before you start
Three things to settle:
1. Pre-1990 house = assume asbestos until tested. Asbestos was widely used in residential construction in Canada from the 1930s through 1990. Common in: vermiculite attic insulation (especially Zonolite), popcorn ceilings, 9×9 inch vinyl floor tiles, asphalt/vinyl mastic adhesive, pipe and duct insulation, cement-asbestos siding, and some drywall joint compounds. If your house predates 1990, treat suspect materials as ACM (asbestos-containing material) until lab-tested.
2. Sampling vs. abatement. Sampling: collect a small piece for lab analysis. Abatement: licensed removal by a qualified contractor (Ontario regulations require licensed contractors for Type 2 and Type 3 work). Sampling is DIY-able with extreme care; abatement is not.
3. Encapsulation is often the right answer. Asbestos that's intact and not in a path of disturbance can stay. Painting over popcorn ceilings, sealing cracks in pipe wrap, or simply not cutting through suspect materials is often safer than removal. Removal disturbs fibres; encapsulation contains them.

Stop work immediately if you find suspect material mid-project
If you've already started cutting, sanding, or demoing and realize the material may be asbestos: stop. Don't try to clean up dry. Wet the area lightly to settle dust. Leave the room. Seal it off. Test before resuming.
Continuing work spreads fibres further and makes professional cleanup more expensive.
Step-by-step instructions
Recognize common asbestos materials
Vermiculite attic insulation: small grey or gold pebble-like particles in attics, especially if labelled 'Zonolite' or installed before 1990.
Popcorn (textured) ceilings: pre-1980 residential.
9×9 inch floor tiles + black mastic: pre-1980 vinyl tile, often with asbestos-containing mastic adhesive even if tile is clean.
Pipe and duct wrap: white fibrous insulation around heating pipes, especially looking like compressed cardboard or cloth.
Cement-asbestos siding: dimpled hard siding panels, pre-1980.
Drywall joint compound (pre-1980): not common but possible.
Stop disturbance and seal the area
If you suspect asbestos, stop all work immediately.
Close doors. Cover open work with plastic sheeting if material is exposed.
Don't run fans or HVAC — they'll spread any released fibres.
Take a sample (DIY) or hire a tester
DIY sampling: wear P100 respirator + disposable coveralls. Lightly mist the sample area with water (suppresses fibres).
Use a craft knife or chisel to remove a thumbnail-sized piece of the material.
Place sample in a ziplock bag, then in a second bag. Label with location and date.
Mail to an accredited lab (Pinchin, EMSL, or local Canadian labs serve Ottawa). Results typically come back in 3-7 business days.
Or hire a certified asbestos surveyor to sample and test as part of a basic survey.
Wait for lab results before resuming
Don't resume work in the area until results confirm the material's status.
Results report fibre type and percentage. Any chrysotile, amosite, or crocidolite presence above 0.5% triggers Ontario Type 2/3 abatement requirements depending on quantity and condition.
If positive: don't DIY abatement
Ontario regulation 278/05 requires licensed contractors for Type 2 (small-scale) and Type 3 (large-scale) asbestos work.
Type 1 (very small, intact removal): possible for trained homeowners but rarely worth the risk.
Hire a certified abatement contractor. Get 2-3 quotes; cost depends on the material, the area affected, and containment requirements.
Consider encapsulation as alternative
If the material is intact and not in a path of renovation work, leaving it in place is often safer.
Popcorn ceiling: paint over with primer + paint (encapsulates).
Vermiculite in attic: leave in place if not disturbing for renovation. If renovation requires attic access, abatement first.
Floor tile + mastic: cover with new flooring rather than rip out. Encapsulation through overlay is acceptable.
If negative: resume with normal precautions
Lab confirms no asbestos: resume work with normal dust control.
Keep the lab report for future renovations and disclosure if you sell the home.
Document and disclose
Keep all test results in a renovation file.
Ontario law requires disclosure of known asbestos when selling.
Future renovators (including your future self) need to know what's in the walls.
Common mistakes that cost you
- Sanding popcorn ceiling without testing. Most popcorn ceilings pre-1980 contain asbestos. Sanding releases fibres. Test first.
- Removing 9×9 floor tile and black mastic dry. The mastic is often more dangerous than the tile. Wet methods only; better, cover not remove.
- Cutting through cement-asbestos siding with a saw. Saw cutting cement-asbestos releases fibres. Score and snap, or hire abatement.
- Vacuuming asbestos with a shop-vac. Shop-vacs blow fibres into the air. Only HEPA vacuums; better, professional cleanup.
- DIY abatement to save money. Improper removal exposes you and your family. Costs are far higher in long-term health risk than abatement contractor fees.
