How to Install Vinyl Plank Flooring

Intermediate 1–3 days (depending on room size)

Luxury vinyl plank (LVP) is the most homeowner-friendly flooring you can install. The boards click together, no glue required, no nailing, no gas-powered tools, and the result handles water, kids, dogs, and Ottawa winters better than hardwood. The catch is that 90% of failed LVP installs trace back to one of three errors made before the first plank goes down: not letting the planks acclimate, not levelling the subfloor, and ignoring the expansion gap. Get those three right and the install is a confident weekend project.

This guide covers a click-lock LVP install over an existing wood subfloor or concrete, with a focus on the prep work that makes or breaks the result.

Before you start

Five things to settle before any planks come out of the box:

1. Acclimate the planks. LVP must sit in the room where it'll be installed for 48 hours before installation. Stack the boxes loosely (not tightly stacked, so air can circulate). The planks expand and contract with temperature; installing cold planks that warm up after install causes buckling at seams within months. This is non-negotiable.

2. Inspect the subfloor. Click-lock LVP needs a flat, clean subfloor. The standard is 3/16 inch flatness over 10 feet — measure with a long straight-edge. High spots cause individual planks to flex with foot traffic and click joints to separate. Low spots create hollow sounds and stress the joints. Sand or fill the subfloor to within tolerance before laying any plank.

3. Plan the expansion gap. LVP expands and contracts seasonally. The install requires a 1/4 to 3/8 inch gap around the entire room perimeter, hidden under the baseboard. Without the gap, expanding planks push into walls and buckle in the field. Most LVP packages include spacers; use them at every wall.

4. Direction of the planks. Plank direction affects how the room reads visually. Run planks parallel to the longest wall (most common), or perpendicular to the main window light source (makes the room feel longer). Both look professional. Mixing direction within a continuous space looks amateur — pick one direction per open space.

5. Underlayment requirements. Most modern LVP has integrated underlayment (an attached foam backing). Check the package — if yes, no separate underlayment is needed. If no, install a 1.5mm to 2mm foam underlayment first. Concrete subfloors always need a vapor barrier underlayment regardless of integrated foam, to stop moisture migration from below.

What you'll need

  • Pencil and chalk line
  • Square (carpenter's square or speed square)
  • Sharp utility knife with extra blades (for scoring vinyl)
  • Tapping block (LVP-specific, soft plastic — never wood or metal directly on plank edge)
  • Pull bar (for the last row against the wall)
  • Rubber mallet
  • Spacers (5/16-inch wedges, included with most LVP)
  • Knee pads (your knees will thank you)
  • Multi-tool or oscillating tool (for door jamb undercutting)
  • Caulk gun (for transition strip silicone)

Materials

  • Vinyl plank flooring (calculate square footage + 10% waste)
  • Underlayment foam (only if not integrated)
  • Vapour barrier (for concrete subfloors)
  • Transition strips (T-mouldings, reducers, end caps as needed)
  • Quarter-round or shoe moulding (covers the perimeter expansion gap)
  • Construction adhesive or finishing nails (for installing trim)
  • Painter's tape (for marking cut lines)

Order 10% extra and inspect the lot

Calculate the room's square footage and add 10% for waste — cuts at edges, mistakes, future repairs. For an irregular room with many cuts, add 12 to 15%.

Open multiple boxes simultaneously and shuffle planks across the room. LVP is printed on a repeating pattern; if you install one box at a time, identical-pattern planks end up adjacent and the floor looks tiled instead of natural. Mixing planks from at least 3 boxes randomizes the pattern.

Step-by-step instructions

Prep and acclimate

Move the LVP boxes into the install room and stack them loosely (not pyramided tight). Leave 48 hours minimum at the room's normal temperature and humidity. Skip this step and the install will buckle within months.

While the planks acclimate, finish all wet work in the room — paint, drywall mud, plumbing — and let it fully cure. New flooring goes in after wet work is done.

Remove old flooring and inspect the subfloor

Pull up the existing flooring (carpet with tack strips, old vinyl, laminate) and any quarter-round trim around the perimeter. Mark the door swing if you'll need to undercut casings later.

Inspect the subfloor:

Level the subfloor to within 3/16 inch over 10 feet

Lay a straight 8-foot level or 10-foot straight-edge on the floor in multiple directions. Any gap underneath greater than 3/16 inch is a problem.

Sand high spots flat. Fill low spots with self-levelling compound (Henry 555 or similar) per the package instructions. Self-levelling compound dries in 4 to 12 hours and creates a smooth, flat surface.

Re-check flatness with the straight-edge after compound dries. Repeat if needed. The 30 minutes of subfloor prep work saves hours of trying to make planks lay flat over an uneven base.

Pro tip:d8c0087">Pro tip: a high spot on the subfloor causes individual planks to flex when stepped on, eventually breaking the click-lock joint. A low spot causes a hollow drumming sound underfoot. Both are visible during the first walk-through after install.

Install underlayment (if not integrated)

If your LVP has integrated foam backing, skip to the next step. If not, roll out foam underlayment perpendicular to the planned plank direction, butt seams (don't overlap), and tape the seams with the manufacturer's recommended tape.

On concrete, lay a 6-mil polyethylene vapour barrier first, then underlayment on top. The vapour barrier prevents moisture migration from the slab from damaging the LVP.

Plan the layout and starting wall

Pick the longest, most-visible wall as the starting wall. Planks will run parallel to it (most common) and the first row will sit against it.

Measure the room width perpendicular to plank direction. Divide by plank width to determine how many full rows. The last row's width should be at least 2 inches — if the math gives you a 1/2-inch sliver, the first row needs to be ripped narrower so the last row works out wider. Plan the rip width accordingly.

Lay the first row

Place spacers along the starting wall — every 12 inches, plus at each end. The spacers create the 5/16-inch expansion gap.

Set the first plank with its tongue side facing the wall (the tongue gets cut off if necessary — the wall side has no exposed click joint).

Click the second plank's short end into the first plank's short end. Lay the plank flat. Continue along the row, clicking short ends together.

Cut the last plank in the row to fit, leaving 5/16 inch from the end wall. The tail piece of that cut plank starts the next row — this is how the staggered seam pattern works.

Stagger the seams (this is the key visual rule)

Each row's end seams should be at least 6 to 8 inches offset from the previous row's seams. Planks aligned end-to-end across rows look like grid tile and is the dead giveaway of an amateur install.

The natural way to stagger: use the cut tail piece from the previous row's last plank as the first plank of the next row. Most rooms with random plank lengths produce a good stagger pattern automatically.

If you happen to get unlucky and three rows in a row have identical seam locations, intentionally cut a plank shorter to break the pattern.

Connect rows with the long-edge click

Lift the next row's planks at a 30-degree angle. Insert the long-edge tongue into the previous row's groove. Lower the plank flat — it should click into place.

If the click joint resists, use the tapping block on the long edge (never directly on the plank — the tapping block protects the joint surface). Light taps with the rubber mallet will seat the joint.

Continue across the row, then across each subsequent row, until you reach the opposite wall.

Cut around obstacles (door jambs, registers, vents)

For door jambs: undercut the jamb with a multi-tool or oscillating saw, using a piece of LVP as a height gauge. The plank slides under the jamb for a clean professional finish.

For floor registers: cut the plank to match the register opening. Use a sharp utility knife to score and snap, or a jigsaw with a fine-tooth blade for curves.

For irregular obstacles (toilet flanges, pipes): trace the obstacle on the plank with a contour gauge or by careful measurement. Cut with a jigsaw.

Install the final row (use a pull bar)

The last row almost always needs ripping (cutting along its length) to fit the remaining space minus the 5/16-inch expansion gap.

Measure the remaining space at multiple points — walls are rarely perfectly straight. Score and snap or jigsaw the plank to the irregular width if needed.

Use a pull bar (hooks over the edge of the last plank, you tap the other end with a hammer) to pull the last row's click joint home. The pull bar reaches into the tight space against the wall where you can't fit a tapping block.

Remove spacers and install transitions

Once the last plank is in, remove all the perimeter spacers. The 5/16-inch gap should now run continuously around the room perimeter.

Install transition strips at doorways, where LVP meets other flooring (carpet, tile, etc.). T-mouldings cover even-height transitions; reducers handle height differences.

Some transition strips screw down through pre-drilled holes in tracks; others have adhesive bases. Follow the product's specific install instructions.

Re-install baseboards and quarter-round

Nail the baseboards back to the wall (not into the LVP). Quarter-round or shoe moulding goes against the baseboard, also nailed into the wall — never into the LVP. The flooring needs to slide freely under the moulding as it expands and contracts.

If the original baseboards were caulked to the floor, do not re-caulk to the LVP. The caulk locks the planks in place and prevents expansion movement, causing buckling within months.

Pro tip: the rule is 'baseboards to wall, planks to themselves, never the two together.' Any glue, nail, screw, or caulk that connects the LVP to a fixed surface (wall, baseboard, transition strip) creates a stress point that fails in the first big seasonal temperature swing.

Walk the floor and check seams

Walk every plank with full body weight. Listen for squeaks, hollow sounds, or click joints separating. Any of these indicates an issue underneath — a high spot, a low spot, or a joint that didn't seat fully.

Address any problems now while access is easier. Pull the section apart back to the issue, fix the subfloor or re-seat the joint, re-install.

Common mistakes that cost you

Frequently asked questions

How much LVP should I buy for my room?

Calculate the room's square footage (length × width). Add 10% for normal cuts and waste, 12 to 15% for irregular rooms with many cuts.

Buy all the flooring at once from the same lot if possible. Different lots have slight colour variation that's invisible in the box but visible across a continuous floor.

Can I install LVP over existing tile?

Yes, if the tile is sound (no cracks, no loose pieces) and reasonably flat. Test by walking — any movement, hollow sounds, or grout cracks means the tile needs to come up first.

Plan for the height change: LVP over tile raises the floor by 1/4 to 1/2 inch. Door clearance, transitions, and baseboard reveal all change. Some doors need to be trimmed shorter.

Do I need underlayment?

Most modern LVP has integrated foam underlayment — check the package. If yes, no separate underlayment is needed.

Concrete subfloors need a 6-mil polyethylene vapour barrier regardless, to prevent moisture migration. On wood subfloors, separate underlayment helps with sound dampening but isn't required if the LVP has integrated foam.

Can LVP go in a bathroom?

Yes, LVP is fully waterproof and rated for bathrooms. The seams between planks are not waterproof, however — sustained standing water (from a tub overflow or pipe leak) can find its way through to the subfloor.

For bathrooms, prefer LVP rated specifically for wet areas, and seal the perimeter with silicone where the LVP meets the tub or shower base. Use mildew-resistant silicone.

Is LVP good for basements?

Yes — LVP is one of the better basement flooring options because it's waterproof, doesn't react to humidity changes, and feels warm underfoot. Always use a vapour barrier under LVP on concrete slabs.

If your basement has had water issues, address the moisture source before installing any flooring. LVP tolerates humidity but standing water from a foundation crack still causes problems.

How do I cut LVP?

Score and snap is the fastest method for straight cuts: score the plank surface with a sharp utility knife along a square or straight edge, then bend the plank over the score line until it snaps. Works for most LVP under 5mm thick.

For curves, notches, and irregular shapes, use a jigsaw with a fine-tooth blade. Cut from the bottom side (the printed face down) to prevent the saw from chipping the decorative layer.

How long does LVP last?

Quality LVP with a 12-mil to 30-mil wear layer lasts 15 to 25 years in residential use. Cheaper LVP with a 6-mil wear layer wears through in 5 to 10 years and shows scratches and dings sooner.

Wear layer thickness is the single most important spec. Anything under 12 mil is for low-traffic areas only. 20+ mil handles kids, dogs, and high-traffic kitchens.

When to call us instead

If your subfloor is significantly out of flat, you have moisture concerns in a basement or concrete slab, or you're installing in a complex layout with multiple transitions and irregular cuts, this becomes a much bigger job. Subfloor levelling alone can take a full day.
